One of the first blogs I wrote back in 2006 was titled Real Estate in a Post Zillow World after viewing a presentation by Marc David from Onboard LLC a Wall Street based data collector specializing in real estate data. The presentation was titled Real Estate in a post zillow world. It was quite interesting.

He started the presentation the day zillow went on line the real estate industry changed. Homegain's stock tanked. It is about circle of trust, immediate results to queries with no strings attached even if their information is inaccurate that is what the consumer wants. Interlopers from outside the industry came up with it rather than the real estate industry. Lead capture is gross, anti sales is the flow of today. He talks about  the importance of social networking on the internet. He didn't mention activerain but we all know they are definitely on to something. He talked about how agent's websites have to be cool and interactive and progressive. No more pictures of your dog and kids.

Some Highlights from the presentation about the Future of Real Estate

  • Brokers/Realtors won't own the listings anymore. Brokers will own the relationships
  • Trulia or Google will take over the MLS - MLS only has 4% of homes in the U.S.
  •  96% of homes are not for sale. Going after those will own the future
  • By 2010 There will be a massive database of every home in the U.S - Finland already has this.
  • Realtors with individual websites should not go the independent route but co brand with their big company brand broker
  • Future Realtors will have MBA's
  • 1 desk can house many agents - Agent will be like the Terminator with portable devices that can do everything do a walk through for a client in Australia
  • New Paradigm - Best time to get into real estate
  • Deep understanding and appreciation - Consumer centric value proposition
  • Mapping, Virtual tours, information data providers, neighborhood demographics
  • Realtor websites are about the data you  - The information you - No personal information
  • Immediate results to queries
  • File sharing, text messaging                                                           

There is much more he talks about everything from real estate signs of the future to the future consumer and the future Realtor. There should be a Realtor revolution instead of a Dot com revolution. He says to get rid of forms on your websi

Very interesting, I don't think the world changed the day Zillow went live, it just woke a lot of people up to the fact that it has been changing.  Yes, data collection that lead generators use is "gross", consumers hate it, so its just gonna last until consumers have a better option.

Consumers want instant gratification and data, but I disagree that they don't want the personal side of things also.  I think most people realize they are making the biggest purchase of their lives and want someone helping them that they can trust and connect with.  Providing that information but also doing so at a personal level helps build this trust and ultimately the business. 

 

So now we are in 2013, 7 years later some true, some false, some tweaked, some still to come?  I'm glad I disagreed with him back then about forms on your website. I still generate leads from forms and have several different forms on specific pages on my sites that I link to from my blogs and other marketing.

Any thoughts?

The future of real estate fine. .it is the future of real estate agents what is in jeopardy. . 

The value we offer to the public is being chipped away more and more by sites like Zillow and its counterparts. . .

by the easy local Governments requirements to obtain a license 

and the number of Real estate agents that are just order takers. .becuase they are hungry

We don't have a leader that can chart a different course for us. .

Mitch, what they didn't count on was that they never got the whole Zestimate thing even close to actual values other than some homogeneous suburban subdivisions.  And some of what they said is valid - the virtual tours for one thing.

David, I agree, trust is very important. I wouldn't work with an agent I didn't trust.

Carol, Thanks. There has been a lot of talk lately about Zillow. JPhilip made a reference to "ZTR" on facebook. I didn't know what "ZTR" was. ZTR = Zillow, Trulia, Realtor.com. Then I remembered this post. Same talk back in 2006.

Lenn, So true! Fortunately for me, I rarely listen to the gurus and preachers. Like Open Houses don't work. HA! I Have 8 offers so far from Sunday's open house for a new listing. The prognostigators are usually just trying to sell us something.

Nina, Absolutely. What good is data if you can't interpret it. An experienced local professional knows the nuances of each neighborhood and market segment. We will never be replaced by algorithms

Andrea, Technology helps but it doesn't replace experience and knowledge. The other day an agent previewed one of my listings. His client was out of town but he gave him a tour via face time on iPhone. It was great I answered his questions live. I received a cash offer next morning. Enjoy your day at your own desk.

Margaret, Thanks. Real estate is still about relationships and human contact. Most consumer's want to feel and touch the property. They will never get that wonderful feeling when it's "just right" from a website.

Ira, Thanks. It's still about us. Some technology I like and some I don't. I use what works for me.

It is very interesting to look back at that. While I have never bought into the special Trulia and Zillow offers, I've also learned to work in a world where they exist. It doesn't bother me too much.

This is a wonderfully thought out and written blog, Mitchell.  Many of those thoughts have wandered through my head at times.  After 31 years as a Realtor, I've learned a lot about predictions.  We cannot predict the mischief often going on behind the scenes which may derail predictions. 

For example: In the early 1980s in Sacramento we had boom times.  We thought it wouldn't end.  However, the announcement by the defense department they were shutting down 3 of our local military bases put us in a tailspin.  The announcement put a serious chink in the chain of predictions which had been floating about. 

In more recent history, who among us would have predicted Wall Street would begin packaging up toxic mortgages like they did and market them as toxic default swaps.  Again, mischief was being made, and most real estate professionals hadn't a clue until it all came tumbling down!

Neither agents, nor buyers or sellers are robots. I disagree with most of what's on the list. Google tried real estate and failed. Until folks can buy homes in a virtual world, all the gadgets and gizmos won't matter because real estate is a relationship business.

I've been feeling for some time that real estate agents will have graduate degrees in the future. I think that's a natural progression to making it a more professional field.

I think a lot of the visionary ideas from back in 2006 still have a long way to go.  Consumers are empowered but still need our help to make things happen.  On the lead generation side, I think we'll see less intrusive methods when there are fewer agents competing for business.

Melissa, I agree with you. Before the internet the real estate industry here had a love hate relationship with the NY Times. I use them to my advantage. Trul;ia Voices brings me tons of business.

Pamela, No robots. Every agent and buyer and seller has a unique personality. A gizmo can never replace the effort a good agent makes to understand their clients unique needs and personalities and then uses their resources and tools to find them that home that just feels right.

Jill, There are quite a few very well educated agents in Manhattan. The agents in my office are all highly educated with impressive backgrounds and accomplishments from other fields.

Bryan, I'm not too worried. I remember when the video recorder was going to make movies obsolete.

Hi Mitchell, one thing I have discovered is buyers are searching online first and for a long while. The longest I have ever worked with a buyer is one month. Most have been a few days to 2 weeks then they buy a house. Not every broker uses Zillow and that is why their data is not accurate. Great post and a well-deserved feature my friend!

Putting my clients before myself

I think as more people use Zillowand find out how inaccurate their data is they will stop using it.  Same with Trulia.  I tell my clients to use local websites because they're updated a lot more frequently than the others.
