Why a pre-home inspection?

A pre-home inspection is a great strategy, that is if you are in a market that is still a buyer's market,Problem with basement

The reason I would recommend it,  is because by having the inspection you would identify issues you might not be aware of.

Once these defects are discovered what will you do  next? the best approach would be to fix the items

Here are some typical inspection issue:

  • The electrical system need an upgrade
  • Well water failed
  • Unsafe stairs and deck, not up to code
  • Drainage issue - gutter and downspout.
  • Roof 
  • Chimney
  • Septic
  • Buried oil tank
  • Termite
  • Radon
  • Plumbing,  etc

What do you think will go through the buyer's mind if the issues were never addressed?  The buyer would probably be wondering what else was not maintained?

And we know what will happen next, the buyer will be subtracting  the cost of fixing all the items from the offer being made.

It is my opinion if these issues are addressed a head of time, and were off the table you would get more for your home even after making the repairs.

If you are considering the pre-home inspection I have a list of inspectors I can share with you.  I would suggestion you call more than one and interview them.

Very good advice Jennifer. A pre-listing inspection can solve many problems before they affect the sale of the house.

I agree completely Jennifer, it's a good idea to have a pre-inspection to find out what if any lender required repairs need to be made.  And find contractors that are willing to be paid through escrow, in the event the seller has tight money reserves.

Good morning Jennifer! A pre listing inspection is certainly a good idea. Buyers do get that "what else" idea in their heads, and many times they are so right!

Jennifer, so many sellers do not understand the "move in certified" concept that you are talking about which   a leader in the home inspection business has been promoting for years.  Internachi trained inspectors have been trying to educate sellers as to the value of a pre-home inspections.  Thank you for your understanding and I hope this valuable tool for sellers and buyers begins to increase in usage.
