Arvada Homes Are More Expensive the Further West You Go

It's true - Arvada homes are more expensive the further west you go.  There are a couple of reasons for this phenomenon -

 

1. The Rocky Mountainsmountain view

Beautiful, awe-inspiring mountain views are more likely to be a daily encounter in west Arvada than they would be further east.  The photo to the right was taken from one of The Village at Five Parks five parks.  (Not a typo - there really are five parks!)

That is, unless you're lucky enough to get one of the hill-top homes in neighborhoods like Huntington Heights or Sierra Vista.

Proximity to the mountains is also desirable for people who spend a lot of time recreating in the wilderness - everyone welcomes a shorter commute after a weekend of hiking, biking, skiing, camping, fishing or rafting.

Many people are willing to pay more for a grand mountain view and easy access to their favorite natural adventures, which drives up prices in west Arvada.

 

2.  New Construction

Most of Arvada is 'full'.  West Arvada was the last holdout for family farms, equestrian centers, etc.  Plus, Arvada is extending her boundaries west into previously 'uncharted' territory.  So west Arvada is where the new homes are being built and most of them are $400,000 and up.

Notice the westward trend as prices go up?
