How To Schedule A Home Inspection
There are a few ways to accomplish home inspections, and they sometimes depend on which kind.
Regular home inspections, the kinds that determine if you want to move forward with your purchase agreement, can be done a few ways.
- You can get permission from the listing agent, and have the inspector schedule a time to inspect the house via the listing office. This can be done with or without the buyers being present (though, I would always suggest they be there, to ask questions along the way).
- You can request the buyers agent be there (again, I suggest the buyers be there, too, because the buyers agent is really only there to "open the door" for the inspector. We can't really discuss anything because we're not licensed to do so).
City inspections can be a little different.
- They can be done with or without you being there.
- The agent doesn't need to be there, either.
- They'll go in and do the inspection, and mail, email or fax you a report a couple days later, unless you'd rather pick it up.
BUT, someone either needs to be there to let them in OR you need to give them access to a lockbox.
If they show up and you're not there, they leave a card stuck in the door and they're gone!
Yes, there's an additional fee for them to come back out.
