What is a PUD?

Thanks to Kathleen Daniels we all now have a great definition that we can use with clients to explain what a PUD (Planned Unit Development) is.  We have a lot of PUD's in the Central PA area and I am going to assume that all of you have them too!

What is a PUD?

PUD is an acronym which stands for Planned Unit Development. 

PUD’s are operated by an association that charges monthly dues to homeowners. The dues cover maintenance and other amenities such as pools, recreation rooms, parks, fitness centers, etc.  Planned Unit Developments can include town homes, condos, single-family homes or a mixture of both.

Homes are often closer together in a PUD because they are designed to maximize the use of land. This typically means less privacy for homeowners than they might have if they buy a single family home in a traditional subdivision.

There are also guidelines such as pet ownership, parking, usage and limitations on what homeowners can do with the exterior of the property in a Planned Unit Development. 

Homeowners do hold title to the lot and the dwelling but San Jose home owners do not have the freedom to alter their property any way they choose. Homes in Planned Unit Development communities also lack personal character which is found in traditional subdivisions. The restrictions in Planned Unit Developments are designed to enforce uniformity.

The upside to a PUD is that maintenance of the common areas is taken care of.  Homeowners need not worry about their neighbor not mowing their lawns because the association manages regular upkeep of landscaping and other common areas. This helps with property values as well.
