If you are interested in knowing what is happening in the China Spring area Residential Market, here is a recent breakdown of activity. For the purpose of this report, I am only including those homes located within the China Spring ISD.

As of today, 02/04/2008, there are currently 100 "active" MLS Residential Listings. Most of which are located in China Spring, and Waco with a few located in Crawford.
Active Prices range from $34,900 - $997,750 (mobile homes to elaborate executive homes)
Since 01/01/2008 -

Average Sold Price of $101,990
Average Days on Market -115
Average Sold per Sq Foot--$66
I will tell you that these figures are probably not the typical snapshot of this area. As the months progress into 2008, you will most likely notice the average and price per sq foot increase quite significantly. Keep an eye on my blog for regular monthly updates.
If you are looking at new or newer homes, the above figures are not a good reflection at all. Plan to spend quite a bit more than the average sold/per sq foot prices you see here if you are a buyer in this market. And if you are seller, make sure you get a good market analysis of your new/newer home BEFORE placing on the market. You do not want to lose money as a seller, but you also do not want to overprice.
Also be advised that there are a good mixture of subdivisions and properties in the China Spring area. As I noted, everything from small manufactured homes to beautiful executive homes with and without land. If you are trying to sell, it's very important to know exactly what YOUR neighborhood is doing, NOT the neighborhood 5 miles away or even in the next subdivision. Each area is different. Make sure you get your facts straight.
