"Non-Traditional Credit References"

 


     When talking with potential clients seeking mortgage financing, one of the very first things I do is provide the address to my website.  I've loaded my mortgage website with helpful info and tools to benefit all those that visit there.

      One of the bits of info that I use and stress the importance of, is my "Mortgage Checklist"This list includes the info and documentation that is typically needed for mortgage application and processing.   Having this list available ahead of time helps applicants tremendously and makes their mortgage application and processing gomuch more quickly and smoothly. 

Link to a FREE mortgage consultation with Gene Mundt, Mortgage Lender     When viewing my list, you will see that those mortgage applicants presently renting are asked for info regarding their current rental status.  The info I need includes:  The Name, Address, and Telephone Number(s) of their Landlord.  I also need a letter from the Landlord stating how much is paid in rent monthly ... plus a signed Statement that states that the Renter "Paid Said Amount as Agreed for the Past 12 Months".

     Why is this info needed?  A record of 12 consecutive rental payments made on time is extremely important to Lenders and Underwriters.  It establishes a payment history and also proves a pattern of consistent timely payment.

     Many Renters believe that rental payments are not reflected, and cannot be made part of, their Credit Report or credit scoring. And in the past, that has been true. But things are changing regarding this issue

     Changes were already made by one credit bureau ... Experian  ... as of May, 2012.  Since that date  Experian RentBureau  has been in place.  Through their RentBureau, Experian offers a service to landlords that helps them collect rental payments electronically.  It updates all reported rental histories every 24 hours.  Note:  Landlords and Renters must opt into this reporting program to reap its full benefit.


     Other types of "non-traditional credit references" are now being reported to other reporting bureaus, as well.  FHA has gone on record  as a strong advocate of this reporting and has pressed for Lenders in larger numbers to take these types of credit references into consideration when underwriting mortgages.

     What are considered "non-traditional credit references"?  Utilities, gas and electrical payments, cell, phone, and cable are examples of this type of credit.  And in many cases, they are now being reported.  Also being considered are daycare, insurance payments, medical bill payments (those not attributed to insurance coverage), internet, and retails store credit.

     This is especially good news following the recent housing crisis.  These "non-traditional credit references" and their payments have definitely become much more pertinent.  In my opinion, there couldn't be a better time for these timely indications ... these common sense reflections of a mortgage applicant's mindset ...  to be allowed into play.  


     Those hoping to become homeowners for the first time and those wishing to return to home ownership, must be allowed a path to do so.  They must be given a better way to establish good credit for the first time, but also a method to heal from past foreclosures, bankruptcies, and short sales.  When credit agencies and Lenders take these more "non-traditional credit references" into consideration within their credit scoring, that is better accomplished.


     As a Mortgage Lender, I believe the good news is that these changes are already being made or are in the works within some credit reporting agencies.  Hopefully others will follow suit.

Nina:  Please keep in mind, that not all of these types of credit are being reported all the time ... or to all credit bureaus.  It's still somewhat of a gamble as to whether they are taken into consideration.  But that said, it does appear that agencies are moving in that direction ... as a many Lenders.  At this time, it may be prudent for renters (and everyone else) to be aware that these programs of opportunity exist and decide to take part in them.  That way they are well positioned, should the use of these credit programs and consideration become more mainstream in the future ...

Sharon:  You provide a perfect example of how these non-traditional forms of credit can benefit potential home buyers or those applying for new credit.  I say, why not take advantage of the programs that already exist?  Again, I will point out that not all bureaus consider them or take part ... nor do all lenders.  This "consideration" is in its infancy.  But it's a start in the right and positive direction ... it is good to be aware of it ...

Joan:  The organization and credibility that the Experian RentBureau (and others) will/do provide is a big plus.  Just keep in mind that not all lenders or companies are involved or utilizing these programs, as of yet ...

Wika:  I feel this is definitely information worth knowing too ... and asking about, should you be a Renter currently.  The Experian program, and others like it, could be very beneficial when it comes time to buy ...

Gabe:  It seems that some are ... by some companies.  It certainly in no where near universal.  Nor are the considerations of the information, if available.  It's hit or miss yet.  But it also seems that the acceptance of these programs and their info is becoming more well known, well used, and widespread.  All good news IMO ...

Oh definitely, Fred.  I so agree with you.  I think the payment of all credit shows a mindset and pattern, which would be most helpful anyone considering the lending of monies.  The time seems ripe for that kind of common sense approach.  We need to offer a more common sense-driven path back to financial health for all those that felt the fall-out of the housing market and recent recession ... JMO ...

This is indeed good news. I've had buyer clients in the past who had a terrible time getting a loan because they had no "traditional" credit. They thought they were being good by not going into debt to buy things, but the credit bureaus don't look at it that way.

As some one who does not use credit - except for a home purchase -  (I did have a car loan that I paid off and is reflected on my credit in a positive manner.) non-traditional credit can be important.  However, it is also getting tougher too.  I tend to pay my bills on time, but a couple of months ago I had entered some payments on electronic banking and something went wrong.  I did not realize it until the following month.  Sounds like small mistakes can kill you in this market.

Marte:  You're right.  And that completely flies in the face of what some were taught when young regarding accruing debt.  It seems the opposite of common sense really.  But there is good credit .. and bad credit.  Having the right credit in the right amount is what you seek.  And exactly why it's helpful and important to talk to a Lender ... for alot of reason!  They CAN help ...

Always great to hear from you, Marte!  You're one common sense woman!

Gene:  I had something very close to what you describe happen to me too.  We pay our bills electronically through our bank/checking account online.  A batch of checks from the bank ended-up getting lost.  And of course, many times you don't find that your payments is late until the next payment arrives.  In our case ... and what I suggest to others that this happens to ... is get a written statement from the bank as to what and why this happened.  Then speak to the company (ies) for which payments were late.  Most times they will drop the late charges and fix the late status with the credit bureau.  Best to clear it up ASAP too ... just a recommendation, should you need to apply for new credit or a home loan in the near future ...

Bob:  Glad you found the info beneficial and timely.  It will be interested to hear any feedback on this issue ... and find out which bureaus are participating in programs of this kind or something similar ...

good to know that there are people out there who can offer loans with non traditional credit references .. what can be done for someone who has no credit score at all? (because they buy everything cash and have no credit cards and do not use credit)

Has anyone ever heard of requesting a W-9 from a potential tenant along with the application and credit report?  My niece ran into this when trying to rent an apartment in Greenwich CT.  I have never seen it and wondered if it were something exclusive to Fairfield County or if it was standard anywhere else?

Lehel:  For those with no credit of any kind ...  I recommend oopening up a credit card with a very modest borrowing limit ... and one within your budgeting constraints.  This is known as revolving debt ... and gas companies and department stores are two great examples of this type of credit.  After doing this, use the credit card wisely ... and pay the balance on time ... and in full each month.  It does take a bit of time to establish credit from the ground-up, but this works.  I've written quite a few blogs that touch upon this topic.  One such post was recent:  Credit:  Who Needs It?  Why is it Important?  How do you Establish It?

Frank:  They were obviously a progressive thinking company.  Personally, I believe it's time to re-think how we're scoring credit standing.  Something has to be done to address the vast damage that was done during this recent housing and financial mess.  Introducing some basic and common sense measurements for credit is a good beginning.  Thanks for the background info on your work ...
