Hmm, I am surprised to see dining rooms still - my out-of-state client said matter of factly as we viewed the first home they ever saw for sale in the Pasadena, California area where I sell real estate.

 

Especially in California -- I thought everything would be less formal she continued.


Her comment made me think.

 

Is the dining room dead?



How often do use your dining room?   Is it where you eat everyday?   Are your meals consumed in a more casual environment -- in the kitchen, at the breakfast, in front of the television on the coffee table...

So, how important is a dining room on your home buying checklist?  Is it a must have?  A like-to-have?   Not important at all?

Tom - I understand what you say about the breakfast bar -- I have bar stools but rarely ever sit on them.  I do know that people like to hang out in a kitchen maybe that's part of the story.

Tammie - I can understand that -- I had a client ask me a few years ago about eliminating the bathtub in his home -- only having a shower -- I said it might hurt resale value --- when it came to sell two years ago -- the bathroom he created was the selling point -- and the lack of the bathtub wasn't even an issue --- if a house is going to appeal to buyers --- they may overlook things that they thought were necessary.

Michael, it's very interesting how floorplans have evolved to mimic lifestyles.  Homes built in the 1920s and 1930s always had large formal dining rooms and tiny kitchens.  Dining rooms disappeared in all but high-end homes built in the 1960s and 1970s.  Now "great rooms" seems to combine the kitchen, livingroom, familyroom and dining room.  Unfortunately, today's go-go pace isn't conducive to sit-down family dinners like  you see in Blue Bloods TV show.  Floor plans mimic lifestyles.

I agree with Lloyd.  Floor plans do mimic our lifestyles.  I love my dining room and seldom use it. I like open floor plans with one casually elegant dining area.

Lloyd - a very thoughtful comment -- we have a lot of homes that were built in the 1910s and 1920s in my market and if you find one untouched you will see huge living rooms, large dining rooms, maybe even a music room but the closets are miniscule.    Our homes do reflect our lives and how we live.   

Sharon - it will be interesting to see what the future brings and what we sell.

NO...it is coming back AND the center ceiling light fixture is becomming an OPTION for most builders....which surprises me because I dould not want a fan over my dining room table

Wallace - I've never understood the ceiling fan as the light fixture of choice for the dining room.

Do you really need a breakfast bar, dinette & dining room?   I think it's more of a perceived need,   I don't need another large surface to dust.

My dining room is now part of my larger living room and I love the extra space. I use the eat-in kitchen for all meals. Most of my buyers want just one eating area also.

I have found the higher end homes still have formal dining rooms.  But for those of use regular folks, informal dining is the preference with more space for family rooms.

Charita - maybe it's time to change the name "the _______ room formerly known as the dining room".   Revived Nostalgia.

Amanda and Jared - the dining table seems to be getting more attention as a drop off station than as a place to dine.

Linda - dust not, want not.

Lorrie - especially if space is at a premium, our lives continue to change -- who would have thought about a home office, a gym, a hobby/craft room, etc when many homes were built in the 1960s and before???

Gary - I understand what you are saying but on occasion, I've seen some high end homes where you could not find a formal dining space -- I guess it depends on the architectural style and how people use their home.

If you have friends or family over often. .you need a dining room. . otherwise it could make a great home office

My colleagues and I discussed this very topic last week at my Broker's Open. It seems that Buyers under the age of 50 do not care for a formal dining room and would prefer to use that space for an office. Mine never gets used unless we are having a party!

Lori - I'm not so sure it's an age related issue but more of about our lifestyles.

Andrew - Look at those details!    We have very few Victorians in my market but they are always interesting to see those large public rooms and great woodwork.   Thanks for sharing your photos.

Jimmy - it's great to have options for those who want a dining room or no longer need/want one....when circumstances change a Realtor can assist with the sale and the purchase.

Erica - the office is on top of many of my buyers' must have list or a room that could be used as one.

It seems that dining rooms are really used for the holidays and when guests are coming over to visit. We see dining rooms used as home offices more and more. It's funny to see that and all the paperwork out on the table. Dining rooms are still an important part of the floor plan. Thank you for sharing your BLOG.
