Making an Offer on a Home That Has a Reasonable Chance of Accepted
As a home buyer, when you hire a real estate agent, our primary responsibility is to find the home that you've described to us with all of the amenities that you'd like (if that place exist).
Besides the criteria of the home, we search for homes that are within your budget (whether a cash or financed purchase). It is not uncommon for buyers to want to look at homes outside of their buying power.
As responsible Realtors® please don't be offended if we sometimes have to remind you that our focus is on finding a home that meets your criteria and whereby you can make an offer that stands a reasonable chance of being acce[ted. Keeping in mind that the more we stay within range of your budget, the more you're likely to make that offer that has a reasonable chance of being accepted. Chances are great that you'll fall in love with a home that is $20,000 over your budget, but chances are even greater that you'll be able to afford what the seller wants to net on that home. It's best to stay focused on what you can reasonably achieve.
We know that you may not know this, but the entire time that we're searching and showing you homes, every step of the way, we are listing to what you are saying and we are thinking about strategy, targeting, planning, coming up with ideas all while being mindful of your budget.
You see, even when you occassion drift off course, and a lot of buyers do this, are Realtor® is still on course.
