The Goose and the Golden Egg

As a real estate agent it is most of our dreams that we have that one listing that generates several showings and even better, several buyer leads.

Well, that dream has been this home in Camp Hill, PA. The property was listed by HUD and priced so well that in the first 4 days on the market produced 45 showings.

If we would go and show the property, buyers would pull up to the home and asked to see the property as we are walking in the front door.

This home would have been under contract in less than 24 hours if it weren’t for HUD’s 10 Day Sealed Bid. For those of you who are not familiar with this rule, I’ll give you a brief run down: When a HUD home for sale is listed as FHA Financing: Insured or Insured with Escrow HUD will hold all offers submitted within the first 10 Days and treat them all as if they were submitted on the same day. On day 11 they will review all offers and choose which one nets HUD the most and with the best terms.

This rule has been awesome for us because this gives more buyers a chance to view the property, get their offers in, and gives the property more exposure, and gives us the opportunity to meet and speak with more buyers that are looking for Homes in Camp Hill, PAand the surrounding areas.

HUD recently accepted one of the many offers that were submitted and the home will be marked pending which will take it out of websites such as Realtor.com, Trulia.com, and Zillow. I know! I know! Some of you are thinking to yourself “well knowing Trulia and Zillow they probably won’t update the listing anytime soon” but that is for another day and another post.

We will definitely keep you all posted and let you know just how many Golden Eggs this goose will yield.
