Deferred maintenance, lazy or just plain not knowing what to do.
At Desert Sun Inspections, I get calls from concerned business owners who think they need to have a independent inspection of the property they own.
This is an owner who lives out of town, way out of town. When they were getting several disturbing calls bout the way the facility was being ran mainly about the maintenance issues that's when I got the call.
This apartment complex is in another city about an hour plus from here in Carlsbad. So it was a little drive to get there.
Under the ruse of it being a insurance inspection the owner set up the appointment with the property manager.
I went and met with the property manager yesterday afternoon.
The maintenance manager was there as well. Did they know something was up? I doubt it. They seemed to be clueless as to why I was there except the insurance was up for renewal.
So let the fun begin I thought as we discussed the property. I started taking pictures as if it was an insurance inspection, making sure to look closely at any deferred manintenance issues.
This property has 13 buildings a pool and 158 apartments.
Here are a few issues I took a picture of just by walking around the complex.
The issues I saw first was the electrical panels.
Here we have a broken cover that's missing and a broken breaker handle.
Keep in mind the electrical panel is not protected from the weather.
Other electrical related issues I found was the electrical supply lines to the A/C units in disrepair.
There were a lot of these. Some worse than others, but a lot of these. I mentioned all the missing insulation on the A/C lines and the Maintenance manager was there to say exactly this.
"we don't work on the A/C units, when there is an issue like one that stops working we call the A/C guy and he fixes it"
So I'm thinking to myself, Is this guy lazy or just does'nt know what he's doing?

As I was inspecting the facility, I realized the maintenance manager has no clue as to what or how to maintain a commercial property.
