Selling your Charlotte home - tips to stage it to sellSelling your Charlotte home is not as easy as it once was!  Buyers seem to be a bit more persnickety than ever before–as I wrote earlier in the week, they either want to do a full rehab or they want move-in ready with NO modifications to be made.  Yes, that means no, “Let’s let the buyers select the appliances.” or “I’m sure they’d want different granite countertops than we would!”  Just DO the modifications BEFORE you list your Charlotte home for sale.  Doing this will command a higher price AND will get your home sold far quicker than leaving it to the buyers to choose.  In fact, I tell my sellers, if the buyers wanted to choose their granite, they’d build a new home!

Let’s talk about making your property stand out from the competition, without spending a lot of money.  You’ll definitely want to show off all of your home’s best features with staging.   Staging does not have to cost a lot of money.  It can mean some easy fixes that will get people in the door.

Spruce up curb appeal

The first step in getting your house ready for a potential buyer is to make the outside look appealing, so people will want to stop and take a look.

  • This might cost a little bit of money and take some work.
  • Trim the shrubs and weed any flowerbeds.
  • Apply fresh bulk mulch or pine needles
  • Keep the yard mowed and all clutter put away.
  • Power washing the front of the house, the driveway and the sidewalks will also make your property look fresh.
  • Clean or even paint the front door.

Clean

Scrub your home from top to bottom. Potential buyers will be looking at every detail.  You don’t want dirty trim or smudged windows to deter them.  From the tile in the bathroom to the baseboards, everything should be spotless.

Declutter

Buyers want to see themselves in a Charlotte home.   Get rid of the knick-knacks and clear off your countertops.  The more “stuff” you have around your house, the smaller and more unappealing it can look.  A useful rule to follow is to get rid of 25-50% of clutter.  Remember, you’re going to be packing to move anyway–why not go ahead and get some of your packing done before you list your Charlotte home?

Make Repairs

This is a great time to catch up on the honey-do list. If you have a drafty window or a leaky faucet, now is the time to fix them.  Also replace all burnt out bulbs in light fixtures.  Buyers love bright homes–be sure your lights are all in working order and on for all showings.

Debbie, you're so right!  I think so many are just in such a rush to get their homes listed that they don't think about the consequences of not having it lights-camer-action-ready!
