Kingsbrooke Single Family Home Report:  February 2013

It's a gloomy, overcast St. Patrick's Day in Kingsbrooke today, but that's not dampening spirits.  There's a lot to be smiling about.  We are able to enjoy more daylight.  The temperatures are slowly beginning to warm.  And the Kingsbrooke real estate market is hot.  In this edition of the Kingsbrooke Single Family Home Report we'll look back at what happened in the February market and make comparisons to last report (January 2013) and last year (February 2012.)

Bristow's shortage of homes makes this a great time for Kingsbrooke sellers to get their homes on the market. 

 

SINGLE FAMILY HOMES UNDER CONTRACT IN KINGSBROOKE

2 Listings were Under Contract:  1 Regular Sale, 1 Short Sale

Just like the previous month, as February drew to a close, there were only two Kingsbrooke homes under contract.  The high list price at time of contract was unchanged compared to last report, but the high marketing time was 74% shorter.  The low list price at time of contract was 3% lower than it had been last report, and low marketing time has shortened by 33%.  The average list price at time of contract was up over 1% since last report and up over 26% since last year.  The average marketing time was 62% shorter than it had been last month and 89% shorter than it had been last year.  As always, the best idea of true market value will come from the sold column.

1 Listing Sold:  A Regular Sale

With only one Kingsbrooke single family home making it to settlement table in February, and none in January, our only point of comparison is take these values for February as averages and compared to last year's averages.  When we do that we find that the average sold price is down 15.5% and the average marketing time is 26% shorter.  

Bristow buyers are gobbling up single family homes in the Patriot High School district.  This is an outstanding opportunity for Kingsbrooke single family home owners that have been thinking of selling.

Chris Ann, Kingsbrooke is a very hot neighborhood. Houses are selling almost as fast as they go on the market.

I hope all of the families in Kingsbrooke celebrate St. Patrick's Day yesterday. I know I forgot to wear anything green. I told my cat to remind me but you know how they are -- caught up in their own little St. Paddy's Day celebrations! Tooting their own little horns and wearing those goofy looking hats with shamrocks on them.

Elizabeth:  I remembered to wear my green sweater on a listing appointment and my shamrock earrings.  But it certainly doesn't feel like spring here today.  I woke up to see snow on the ground.
