10 Starter Tips To Prepare Your Home For Sale That Won’t Break The Bank
Now that you are ready to sell your home, there are a number of things you can do to improve the “showability” of your home. But first, let’s stand back and see what your buyer may see once they arrive at your doorstep and walk-in. . .
1. Window coverings are nice but let the sun shine in too. Also remember window coverings should be cleaned and dust free. Make sure your windows are professionally cleaned too.
2. Turn on all your lights - day or night. Make sure the light bulbs, and fixtures are clean too. The key here is to further brighten your home as best as possible
3. Remove all clutter from each room to visually enlarge them (imagine a builder’s model home). Improve traffic flow removing unnecessary furniture, knick-knacks, etc. Organize your closets and cabinets, remove unnecessary items and put them in storage. Rent storage space if necessary
4. Keep your home dust free with regular vacuuming.
5. Eliminate odors resulting from crafts, hobbies, pets or smoking. Whenever possible, air out your home before the showing. Lightly spray room freshener so that it has a chance to diffuse before the buyer arrives.

7. Bathrooms should always be kept clean, making sure the toilet lids down, no hair in the sink. Do not leave dirty towels out; wipe down the shower areas after each use. Repair or replace broken tiles on walls, floors or in showers/tubs. Re-caulk if the caulking is chipped and/or stained. Put out fresh towels and decorative soap for showings.
8. Check any faucets for leaks and make they are clean and stain free.
9. The kitchen should be kept clean. Remove all grease from range hoods, ovens, stovetops, walls, etc. Expand your counter space by eliminating small appliances - everything except those items used on a daily basis.
10. Finally make sure the door bell is functional and invest in a door mat and screen door.
One final Tip: Make sure all plants are healthy, bushes and trees are pruned, grass is cut and misc. items are removed from frontal view.
