Where Have all the Flyers and Brochures gone?

Flyers and BrochuresHave you noticed that when you show property, sometimes NONE of the houses will have any materials for a Buyer to pick up to remember the house? I know that times have been rough, but Flyers don't really cost that much money and they show the Seller that you are working to sell their house.

My thoughts are that this started as a result of cutting costs for agents who were barely scraping by, and they could get away with it for short sale listings because the Seller wasn't getting any money anyway, so they weren't that particular about the Marketing. There there are the foreclosures - how is a bank 3,000 miles away going to know if there is a Flyer in the house?

But now the market is coming back and houses are selling. Most Realtors are making a living again, but still no Flyers. Is it a feeble attempt to go paperless? The properties with proper marketing really stand out, and a whole bunch of agents are going to make it easier for someone with an actual Marketing Plan to scoop up listings and leave these Flyer-less ones in the dust.

What's it like in your area? Flyers? Brochures? None? It is definitely a trend that is not becoming, in my opinion. We can't all have an iPad in every listing - not yet anyway. Flyers and Brochures still have a very valuable place as part of a Marketing Plan.

For the most part I don't care if my buyers get flyers when I am with them... now if I was a buyer alone, I would want one!  K

Sharon, I actually use a one page flyer with a QR code and a text code that takes buyers to an interactive single-property website. It is a less costly thing to do but I do it because it gives lots of additional info about the property with links to government, schools and local businesses. So much more than just a flyer would do.

In vacant homes that I've shown, in the Long Beach area, there is typically fliers inside the house provided by the listing agent.  However, the flyer boxes on the outside of the properties often aren't refiled frequently.

Kathy, my Buyers always have their MLS sheet, but sometimes they like an extra visual prompt with larger photos.

Tammie, we also use QR Codes on our flyers - and they are wonderful. The individual property site allows so much more room for information.

Lanise, good for them. Yes, outside Flyer boxes are a nemesis sometimes!

We produce 100 flyers for every home that we flip and in preparation of the open house that we do. We hire someone to hand them out just before the actual open house. They are very effective.

I stopped providing printed flyers for my rental homes years ago...I do have a QR code on my sign and since most rental prospects come through my website already, they can bookmark the property listing...I ALWAYS have rental applications with me and in vacant properties

Sharon, I don't do flyers--I use text signs which gives ME the opportunity to reach out to the potential buyers.  HOWEVER, I tell my sellers that less than half of the sellers have brochures in their homes.  Wouldn't they rather be the one whose home GOES HOME with their potential buyers!  They agree and are blown away when they begin looking at the lack of brochures or the terrible quality of the ones that are left, if they do have them.

Hi Sharon, I still do flyers, both outside and inside. I agree this is actually a pretty small amount of the overall marketing budget but a good way to exposure withing the community and neighborhood.

Joe, it is very effective to have something in the house for Buyers to remember the house.

Wallace, in a rental I would agree that no Flyer is fine. But I'm talking about $300,000-400,000 up houses with NO materials! 

Gary, that's great to have a lender who will do them for you :)

Debe, love your stat about the brochures :) Will have to compile that for our area, but off hand I'd say we're at 50% or more ourselves.

Adrian, it is a very small part of the marketing budget, but definitely helps get the information out there about the house for sale.

Roy, good point, but it seems to me that marketing materials still set apart an agent from the rest of the crowd, especially in the home. When a Buyer sees so many homes, they all run together. It helps to have some reminder of a particular home that they liked.

Sharon - judging from the comments, it seems that things have changed, and flyers are not on the top of the list. I usually show other agents' listings, and you reminded me that onece upon a time there were fluers. I forgot that they were there :)
