Chesterfield Township home sales in January 2008

This past month was a bit slower for home sales in Chesterfield Township
in comparison to the previous January.

In January of 2008 ten homes sold in this Macomb County community,
with the average sales price being $130,273.   The good news is that
the average sales price is higher than the average sales price for the
entire county.

Also, the total days on the market dropped considerably this past
January, down to 189 days from the high of 231 in January of 2007.

One of the highlights to me in researching this data was that the total
number of bank owned homes in Chesterfield was only 4 for this period.

Kris,

Is the average selling price lower because of dominance of a particular price point?

Or is it a recognition of a drop in value across the pricing spectrum?

Mike, it appears that the lower sales price is due to the fact that a greater percentage of the homes (7 homes) were priced under $175,000.   Last year at this time a few more of the homes priced over$175,000 sold which pushed the average sales price higher.

I'm curious to see what next month holds for this area.

It's interesting, because that's what's we've had going on in DC.  And still, I'm in the process of doing a market analysis for some people who bought in 2005, and it's not coming up with numbers I'd like to see!  Grrrrrr.  It's all so darned local!
