If I list my house & receive multiple offers, how will you handle it?
What if you receive multiple offers when you list your home?
Many sellers are hearing homes listed in this market with low inventory are getting multiple offers and selling in one day! They are concerned that maybe these homes have been under priced.
Au contraire..sellers! If you take the time and showcase your home in its very best light and price it at market price (not under or over) according to the most recent comparable sold homes (even checking the ones under contract which will be your new comparable sales) you could receive multiple offers immediately! Why?….quite simply you are perceived as a better value than your competition resulting in multiple offers!
It’s all about marketing. You need to employ an agent who knows how to market homes, negotiate and handle the transaction in a professional manner. Your home is often one of your largest assets…..don’t you want the best agent to manage the process? A strong listing agent must be able to adapt, adjust, and overcome obstacles.
How will I handle it?
If you receive multiple offers I will handle them honestly, professionally and ethically. It’s always wise for all buyer agents to be made aware they are in a multiple offer situation. Equality in information will help the buyers and their agents know how to write their offer (that does not mean disclosing the offer prices but that there are other offers). If offers are almost identical you can ask the buyers to re-submit or you can choose to counter one with your requirements. As a seller you will always have the option to accept, counter or reject an offer. Each scenario will have its own nuances but with years of experience in handling multiple offers I can guide you through the process.
