A few weeks ago I did a report on The Preserve in Park City.  Today I am going to do another report on The Ranches at The Preserve In Park City.  These are technically separate developments with separate HOA's but they share several roads and some services such as snow plowing in the winter.

The Ranches at The Preserve is a development of 40 lots with mainly southeast to southwest exposures.  Views range from the Uintah mountains to the east over to Deer Valley, Park City and the Canyons to the west.  The views from this area are some of the best in all of Park City.

Lots at The Ranches at The Preserve range from around 10 acres to over 40 acres and offer solitude and convenience that are difficult to find in tandem like this.  Just 25 minutes from downtown Park City or the base of Parley's Canyon it is easy to get just about anywhere from The Ranches.

At The Ranches you are allowed up to four different structures within your building envelope.  A main house, guest house, barn and caretaker cottage are all allowed here for large families and those with a need for security and/or privacy.  This is of course, horse property and you are just steps away from a trail system that can take you anywhere in Park City from any lot in the development.

There are currently homes on about half of the lots at The Ranches at The Preserve offering interested buyers a nice mix of existing homes and build-able lots on which they can construct their own dream homes.

The biggest draw to this area for me is the abundant wildlife.  I have seen just about everything here from racoons and coyotes to bigger game animals such as elk and moose and even the occasional bald and golden eagles.  There is a large herd of about 70 or 80 elk that live in the area complete with a separate and smaller bachelor herd of bull elk that can usually be found not far away.

Wow Scott, the abundant wildlife found at the  Ranches at The Preserve really caught my attention!  I would love being surrounded by so much nature and critters!  Not to mentions awesome views!

John-I have seen 4 moose at one time from my house.  As you probably know they are solitary animals so 4 at once was pretty cool.  The bulls are afraid of the cows when they have babies with them, it's pretty interesting.

Jon, actually the development is sold out.  All of the lots are resales.  But it is pretty nice.

Erin, This particular development would be about 60% primary residences, so both.
