st croix lake, maine woods camp, for sale, mooers realty,7540,aroostook county property, recreation, vacation, leased land, blogsTo be in the middle of no where in the Maine unspoiled wildness setting with moose feeding on cat tails, loons landing on unpopulated lakes and deer roaming freely, leased land is part of the deal many times.  In Northern Maine, townships were laid out in the 1800's in six by six mile grids...as slick as cutting a new tin of brownies. Orderly, organized, and called T something R something.  Easy to see on paper and a system to create unorganized townships where sometimes only two or three entities own the entire 6 x 6 miles of Maine real estate. Usually paper companies or land holding interests from old family heirs of lumber barons of yesteryear that will allow camp or recreational leases with stipulations for season use, no commercial hunting camps unless grandfathered in.  Years ago $75 a year leases were so small that no one thought about needing to own the land.  It is still hard to own land in the middle of no where but if you figure the lease split amount four or five buyers and more of a time share type of usage with expenses split, you can swallow the lease aspect to be in the middle of hundreds of thousands of acres of just wildlife, scenery, waterfront and forest.  Here is a listing to consider if you can accept the given that to be st croix lake, mooers realty, woods camp for sale, leased land, aroostook county, remote wildnerness, recreational vacation property,in the middle of No Where in the Maine Wilderness means a lease under the camp you do own. Ask for more on listing 7540 near St Croix Lake region of Howe Brook or affectionately know as T8 R4.  Which is next door to T8 R5 with T8 R 3, the same six by six mile unorganized township on the other side of you.  You have the picture now. In one family for over 57 years! Time to pass the cabin and the lease to you! $37,500 buys paradise to snowsled, atv, hunt, fish, boat, picture take and bird watch out of! Comes furnished frm kerosene lights, four beds, pots, pans, gas stove, wood stoves and a 30x15 log cabin. Extremely well cared for. Lease thru Prentis and Carlise is $590 a year. Taxes on your Maine woods cabin only $90 a year. No cable tv here.  No chance of a Walmart coming in either. Just a hand full of other campers after the same thing you are. Rare for property to come up in this area...they stay in the families for generations.  Think your family will own it 57 years like the present folks? Leasehold (as opposed to fee simple) seems to only happen to developments on Indian land out here in California. It's very difficult to do the mortgage for leased land in my world. Since it seems more common in your neck of the woods (literally), have you found the mortgage process to be alright?

Katahdin Trust, First Citizens (Now Bank of Maine), Machias Savings all local banks in this area of Maine so as long as borrower has good credit, debt ratios check out, they are good to go.  Large multi state banks put the brakes on and say wait a minute..not even a 99 year lease....uh uh..not doing it sorry.  Owner financing is an option too..good old seller custom made terms to fit the budget and avoid the bank charges and higher interest rate all together. Makes a nice annuity too! Thanks for bebopping in Joey! Rock on my man (cymbal crash)
