San Ramon Home sales for February 2013

February 2013 home sales for San Ramon were up 16% in average sales price as compared to February 2012. That is a big jump in prices over last year. The gain is attributed to more homes in the $1,000,000 price range selling.

Other Stats for the February

• 73 New Listings ranging in price from $439,900 to $2,250,000
• 31 homes went under contract - ranging in price from $499,000 to $1,299,900
• 28 Closed Sales ranging in price from $521,000 to $1,728,000

San Ramon Home Sales Activity for February 2013 vs 2012:

The chart shows a significant increase in average sales price of homes sold in San Ramon and the percentage of foreclosures have dropped yet at the same time short sales were up over 2012. This is due to the encouragement by the banks for home owners to conduct a short sale rather than let the house go to foreclosure.

San Ramon Home Sales by Price Range Year To Date

As can been seen there are no San Ramon homes selling under $500,000 and less is selling even in the $500,000 price range. Most homes priced in the high $500's to attract attention yet they are being bid up to over $600,000.
