Why waiting to Sell or Buy may not be good advice

By now its old news that the housing market is in recovery and prices are heading up. I still have buyers and sellers saying, “We are waiting to buy/sell our house in the summer when the market is the best.” While it is true, traditionally, June –August see the highest number of closed transactions, 2013 may be the exception to that rule.

As mentioned in previous blogs, the Sacramento Region leads the nation when it comes to decline in available homes to sell. This winter, inventory fell to a one-month’s supply. It continues to look bleak as far as having sufficient inventory compared with the demand.

Therefore, does it really matter whether you Sell or Buy in April or July? The key words are SELL and BUY. If you can sell your property in just a few weeks, and in many cases with multiple offers, who cares which month that takes place in. In fact, for a buyer, its best to shop now before all the summer shoppers enter the fray.

Bottom line, folks list their house, or go out looking at properties for the intent of selling or purchasing a piece of real estate. It doesn’t get any better than today unless you are thinking about selling a second home or investment property. Now is a good time, next year might be even better, if there is no rush.

For the buyer, the sage old saying holds true. He who hesitates is behind. That axiom started one year ago.
