I am in FULL RENTING MODE * I am responding to 20 to 40 e-mail inquiries a day generated from my AGGRESSIVE posting routine on Craigslist (posting 6 properties 2x each days for 6 days) and I am scheduling showings to PRE-screened applicants and notifying my residents of our entry times for viewing their home.
Usually this happens a few days in advance; and when the process works * it REALLY WORKS!
Rental prospects who want a home with a fenced yard 5 minutes from his work found a GREAT home on my website and he brought their rental applications to my office and we arranged a viewing time. I notified the current home occupant of my showing date and time and scheduled to "remind" him via a phone call 24 hours in advance.
Fortunately, he e-mailed me a day in advance and reminded me that he would like for us to remove our shoes - no problemo.
After the showing, they indicate they will let me know if they wish to proceed with securiting the home and before I could get home to my computer, they had e-mailed me wanting to know the NEXT Step.
I advised them to bring me their check for their move-in monies which I received today and by 2P he had my ELECTRONIC lease packet sitting in his e-mail box.
Once I receive their signed lease, I will deposit their check and REMOVE the property listing from my website.
These prospects had everything RIGHT...1) They had their RENTAL home priorities CLEAR; 2) They had done their homework; 3) They followed my instructions; 4) They showed up on time and BECAUSE they had done the FIRST 4 STEPS, they got to step #5 FAST and EASY!
