This week, and from here on, the South Jordan Homes, sales report will run from Tuesday thru Monday of the following week.
Keeping you updated on South Jordan Real Estate Information and homes for sale around the Salt Lake Valley has become very difficult to manage in one or two days a week.
Were picking one or two cities in the Salt Lake City Ut. area each day to report on. This plan should enable us to provide you with real numbers of Homes/Condominiums for sale, average price of Wasatch Front homes/condos, and the important housing Information of the previous week.
We should be able to keep our commitment of furnishing our clients the most up-to date, accurate and usable Real Estate Information in the Salt Lake Valley.
These South Jordan Homes, statistics are provided by the Wasatch Front Regional Multiple Listing Service,(MLS). All the commentary is from me or my shadow.
I do want to point out that for sale by owner homes, (FSBOs) are not listed here, and it is unlikely that you will see many New Homes, (new construction) as builders rarely list homes on the MLS until they have reached "short sale" status.
South Jordan Home Sales Report:
Total South Jordan Homes on market thru 2/04/08.There are 547 single family housing units available in S. Jordan on the SLC MLS. Only one of these units is a condominium. Thirty five of these (approximately 6%) are either bank owned, require third party approval, or are considered a "short sale".
Homes Sold (closed) Five homes closed during the week just ended (2/04/08). The average price was $389,500 dollars. This was almost $125 thousand more than the the average home sold for in neighboring W. Jordan during the same period.
Homes under contract Fourteen new contracts were written last week. Fourteen homes and 1 condominium. The condo price was $208 thousand, and the average price of the S. Jordan houses was $422 thousand. Four of the fourteen or almost 30% were bank owned or "short sales ".
New Listings : During the week, Real Estate Agents listed 46 single family homes for sale, and 1 condominium. Prices ranged from $215 to $799 thousand, with the average price of the new homes for sale at $446,369 thousand dollars. Fifty eight per cent of the new homes listed are in excess $400 thousand. Newly listed homes that require third party approval, IE. "short sales" REOs, bank owned or foreclosures exceed 17 %. This week saw 33 listings in the South Jordan area expire.
