Staging FAQ’s- Boca Raton- I Can’t Afford to Stage My Vacant Home.  What Can I do?


I’ve had a few calls recently from sellers who felt the market was finally right to sell their questionparent’s home in Palm Beach County but their budgets did not include staging some of the rooms with furniture.

How could a Home Stager help them get their parent’s home sold?  

 Easy answer- First we can provide a Staging Consultation, the same as we would if your home were occupied.  

Remember- Staging isn’t just about moving furniture around.

 The Consultation covers everything from curb appeal to  updates and repairs that could place your vacant property on the shortlist for your Buyer.

                                                                                What Else Can You Do?

 1.  Get your yard in order!  Trim trees and bushes; replace those that are leggy or dead; add some color with flowers.  If you can’t be there to maintain the lawn make sure the person you hire will.  

vacant staging2. Make sure that what they do see is clean!  This is not the time to “sweep things under the rug.”
 Don’t forget to remove hangers from the closets and any other items left in drawers and cabinets.   

 3.  Look Down- Worn carpet or chipped tiles stand out like a sore thumb.  If the carpet is worn, replace it.  

4.  Roll ‘em up!  When I am viewing a vacant room and the first thing I see are those long cable cords curling out of the wall, it is distracting.  Remove these or tuck them back in the wall!

 5.  Give them what they want! We’re blessed with beautiful weather the majority of the year.  Make sure all of the windows are clean AND make sure that what your Buyers see is a beautifully maintained yard.

 6.  Light It Up!  Unfortunately without tables and furniture in the house, there’s not a good place to place lamps.  A single floor lamp standing in the corner of a room is like the last person waiting to get picked for the team.  

~You can place a small lamp or 2 on the kitchen and bathroom counters for vacant closetwarm lighting.

~Check your overhead lighting to make sure all of the bulbs are in working order.

7.  Repair or Update-  Any deferred maintenance will be

in full view so bite the bullet and get it done.  

You don’t have to break the bank with updates but fresh paint, new light fixtures, especially in the entry, and new bathroom fixtures are just some of the inexpensive updates you can do.

Would have suggested this if it wasn't already featured Kathy because we hear this all the time. In fact we are dealing with that same situation at 3 of our listings right now. The thing is when it's time to sell the parent's home, the 'kids' don't always have available funding to do the improvements required. Great and helpful list.

Joanna- there's a lot a seller can do to help get their property sold and yes showing floor plans!

Tom- you don't have to be a Stager to notice these things.  And yes... I agree, clean up the house!

Lenn- that can be the problem with you don't have any furniture in the house... no place to sit and write a contract!

Kristin- I don't know why they bother me... maybe no one else but they're just hanging there.

Alexandra- hello and hope that you and Ron have an excellent weekend planned...especially for the Farmers Market.

Kathy, those are all great tips for getting the house ready for sale and sellers should take them to heart. They may not have the money for home staging but they should have it for cleaning supplies!

Kevin- for sure.  We can arrange to have much of it done but if they're available it's a way to save funds.

Hi Kathy,  Good advice.  If sellers can't afford professional help, they'd better be ready to do some work themselves.  Container with colorful flowers on either side of the front door is a favorite on my stager.  "Add color!" is her mantra.

Great post with so many good ideas for people who need to clean up and make the empty home look nice but cannot afford a home stager. It is always good to have lights on so it doesn't look empty and unlived in from the outside. Thanks for sharing.
