Everyone has heard of the hedge funds that have moved into town right?  They are snatching up homes left and right.

Cash purchases are DOMINATING the Las Vegas real estate market still today.  I was expecting all cash home purchases to dwindle a bit by now (3/23/2013) with rising prices but that is untrue!

Now how do you sell your home FAST without having to deal with the headache of financed purchases and all the drama that they produce these days?

PRICING is KEY.

All agents are working with investors these days and have access to these quick transactions.   Many can close within 7-10 days (depending if your home is in an HOA!)  This leaves your headache behind you when you are paying utilities, HOA dues and miscellaneous fees for holding on to a vacant Las Vegas home.

I'm hoping not to see derivatives thrown into the mix RR.  You've piqued my interest to look into this at a much deeper level.  With any luck, what happens in LV stays in LV is an actual truism.

Elite Home:  YES.  I was expecting our cash sales to drop with rising prices 1 year ago.  TO my surprise, they have gone up like 6%!  They compose about 54-56% of or resale residential market and mostly due to hedge funds.

Kevin:  well technically it will go on Facebook HOWEVER - I am hoping there is not a massive DUMP in a couple of years by these investors which could lead to depreciation.  Once again, same song, getting boring ;)  I much prefer appreciation mode!

Amazing!  When you look back on your blog 3 years ago there was a ton of inventory.  Now, if priced right... whoosh!  Fence sitters and nay sayers...if you aren't willing to take Renee's advice you not going to sell your home quckly.
