The Code of the West...Shut Yer Trap and Listen....is good advice in Silicon Valley, Calif., too. People want to buy, but they don't want to be "sold." People want to be heard, but they don't want to be coerced. If you aren't experiencing sales success, go back and ask open-ended questions, write down their answers and then show them the options that meet their needs (not yours).

This is another thing that is directly applicable to our business.  How many of us talk ourselves out of business?  Too many, the essence of this post is that we have two ears and one mouth, we should use them in that proportion.  This really is important!  We really do need to be shut up and pay attention a lot more than we do.  Let the client do most of the talking, they are the most important part of the equation anyway!

Too many of us like to talk. That trait combined with the fear of that uncomfortable silence that sometimes will occur, may lead to us never really hearing what the client has to say.  We may not realize what the most important thing they are looking for in a new home.  This really is the most difficult post to write in this series, it is difficult not to take over the conversation with our clients. 

One of the key things to do when you are with a client, is to ask open ended questions then pay attention to what the clients have to say.  Try to stay away from questions that can be answered with s simple yes or no.  Once we develope our abilities to question and listen effectively.  That is the way control the conversation while allowing the client to do most of the talking.  Make sure that you are paying attention to what the clients say in their responses, they can sometimes be very subtle!

I dare say, if we practice this particular code of the west, our business will improve as will our customer service!
