Imagine if you will...

You're browsing through the latest issue of your local homes magazine and spot your dream home.  The picture of the front of your new home looks immaculate.  The grass is the greenest you've ever seen, the landscaping is ideal!  You see the pictures of your perfect kitchen, the master bath is spacious and inviting!  You know this is the house you've been waiting for so you call your agent to schedule a showing.   POP!  That was the sound of your dream house disappearing when you learn that the house was actually listed 10 days ago and has already sold.

 

This damage to your psyche can be prevented!

Most MLS services offer a BINS system (Buyer Instant Notification System) to keep Home Buyers as up to date as possible.  In our local market it is referred to as Instant Notification, Instant Updates or some similar variation.  

What the notification does is send emails with the details of new listings that fit your home search criteria.  These emails are typically sent on a daily basis towards the end of the day.  What it requires from you is an email address and your basic home search criteria.  

The one drawback is that sometimes the info is sent so early in the listing process that you won't receive all the pictures of the home in your email.  It's a bit of an inconvenience but that's the trade off for the speedy delivery.
