Homebuyers: Buy Aggressive and Smart if you want that house!

Admittedly so, I sincerely love what I do! As a Realtor, I understand my “WHY” and am confident that my “PASSION” shines as I work with each of my clients. As I work with homebuyers in our evolving industry, at times it difficult to express a sense of urgency as we have transitioned into seller’s market.

What does a “Seller’s Market” really mean to homebuyers? A market which has more buyers than sellers. High prices result from this excess of demand over supply.

Notice in the definition it stated, “High prices result from this excess of demand over supply.” With that said, buyers must be aggressive and smart when they are buying real estate in 2013. Most sellers are getting close to asking price, if not more in today’s market.

But what does that mean? As a Realtor, I really don’t look at myself as a sales person. I’m a facilitator! My objective is to assist my client(s) in finding the perfect home that compliments their goals. I don’t SALE houses, houses SELL themselves! However, the challenge comes when I have a client that wants to buy NOW, but is passive during the selection process.

Well, in today’s market you want to know exactly what you are looking for in a home before you start your search. You also want to already be Pre-Approved by a Mortgage Company. Do you need help with closing cost or not from the seller? How soon can you close? All of these facts play a role when you find “that” perfect house and this is the home you see you and/or your family living in.

Furthermore, when you find that dream house BID FOR IT!! Don’t bid low in a seller’s market. Inventory is low and it could be days, weeks, or months before another house that you really like comes on the market for SALE. The moment a house hits the market(MLS), other buyers like yourself are calling their Realtor to immediately go tour the home. and potentially place their offer. Be an aggressive and smart buyer!

We are in a buyers market but it still good info for buyers here.  The "good" buys go quickly so if you really want it, make a serious offer.

Shawna, that's very interesting. Yes, we are in a seller's market here. Our local statistics are better now than they were in 2007 when the industry was HOT!! I love real estate...
