We've all seen those dreaded MLS photos on the Internet when searching for that perfect home. With over 90% of prospective Buyers searching for homes on the Internet before ever contacting a Realtor, those pictures need to capture the Buyer within seconds. Buying a home is an emotional decision because people don't buy houses - they buy homes! When representing your listings on the MLS, it is critical that the home is "dressed to sell". As an Accredited Staging Professional Master (ASPM®), I prepare your listings to appeal to the broadest market of potential Buyers so they can visualize themselves living in the home. If the home is cluttered and filled with the homeowner's personal photos and collections - this will show in those MLS photos. The Buyer needs to be able to imagine themselves living there. Listing a Staged home makes this process easier and faster for Buyers to make that important buying decison.
I will go on that listing call with you and provide the homeowner with the important information they need to outshine their competition and protect their equity. I will educate them, and help them understand the process of Home Staging and it's benefits. I will create a plan for them to get their home prepared for the market including de-cluttering, de-personalizing, color consultation, organizing and furntiure arrangement. By creatively working with what they own and ending with those very important "finishing touches" I will set their home apart from the competition. I can also provide, on a rental basis, the perfect furniture and accessories to complement the new look of their home. Most homeowners have a difficult time visualizing the potential of their home. Staging allows it to be seen from a "Buyer's" view.
Don't wait until your listing has been on the market for 90-120 days before you decide to stage. The potential Buyers for that listing have already seen the MLS photos - and guess what - your listing didn't make the short list.
