After you have an open house event or an agent shows your home to a prospective buyer, there are three possible outcomes. You can get no offers on your house, you might get one offer or, in the best case scenario, you receive multiple offers!

 

If You Don’t Get an Offer

If you don’t get an offer immediately on your home, don’t despair. Even when homes are priced correctly, it often takes multiple showings to find the right buyer for your home. Remember to be patient. One showing that doesn’t result in a sale doesn’t mean that your home won’t be snapped up soon. Yours might be the very first home that new buyers have gone to visit. If that’s the case, they may end up circling back later to make an offer.

If you had a showing and received feedback, consider if you can make updates to sell your home fast. Did the buyers comment that your kitchen was too small? There’s not much you can do about that. Did they get turned off by an overwhelming pet odor? That’s something you can improve! Start taking steps to resolve any issues that are preventing buyers from seeing your home at its best.

If You Get an Offer
Congratulations! If you get an offer on your home, you are one step closer to selling it quickly. This is the time to be especially attentive to the advice of your trusted real estate agent. Did they offer below asking price? What are your negotiation strategies? Your agent should be able to help you navigate through all the sticky details that are written in the offer. Always read the fine print. Remember, it’s best to be flexible on terms and conditions when you’re trying to sell your house quickly.

If You Get Multiple Offers
Where’s the confetti? This is the best case scenario that a buyer can hope for after an open house or home showings. When you have multiple offers, you can rest assured that your home will sell for its maximum value. To manage this type of complex balancing act, you will need to rely on your real estate agent to guide you through the process.
