If you're thinking about (or actually trying) to sell your Mason Ohio home, there's something you need to understand.  The real estate landscape has changed.  While the pendulum has shifted back closer to your control rather than the buyers' control, there is another factor that's tilting the playing field:  new construction.

For the last few years, new construction was virtually a non-issue.  Gone.  Market conditions didn't support the builders putting up new sticks and bricks.  Values were falling, buyers were afraid to buy and afraid to overpay.  So buyers picked from the sellers of "used" homes.  That worked fine for the sellers, because it was one motivated seller against another motivated seller, let the best home win.

But as the economy has come back, and buyer confidence is returning that they won't be paying for a home that will lose 5-10% of its value within the first couple of years, the builders are clearing earth, pouring foundations and putting up new homes quickly.

Carmelle of Mason Ohio 45040Need to check that?  Take a drive through the northern part of Chestnut Hill.  Zicka & Pendragon are busy.  Want more proof?  Carmelle just opened a new phase of another 150 homes.  Drees and Fischer are going to make some money this year because those lots are being sold.  On the luxury end, new construction is happening with Robert Lucke's Reserves of Bethany, and take a look across the street at Medinah of Heritage Club.  And these are just a sampling of what's happening with Mason new construction.

So what does that mean to you as a Mason home seller?  That if you're going to be asking the same as new construction, you better be bringing your "A" game, and "A" leads off with Aggressive pricing.  While there's a segment of buyers with timelines that don't allow for new construction, most area buyers have flexibility and they can wait the 6-8 months from earth scratching to move in.  So when you're going head to head with new construction, you need to look new too.  Worn carpet and paint won't get the job done.  With new construction offering granite counters, custom walk-in showers and the like, how do you compare?  Because buyers will make the comparison if you don't, and the buyers won't be concerned about how much you love your home & the neighborhood.  New trumps used, especially when the price is close to the same.

This very educitonal for your Mason, Ohio home sellers, Bill.  New construction is not the same kind of competition as another resale home.  Pricing is going to be ever more important.

Point well made... we are also seeing lots of new construction in our area... Builders are buying older homes, knocking them down and building new and beautiful... Very difficult to compete with unless folks follow your advice...

Beth, We're seeing the knockdown/build new in urban Cincinnati.  Most of our primary market has enough cornfields and woods that they just convert to full scale subdivisions.

Hi Bliz - Excellent point. We also have had a reappearance of new construction over the last 18 months, and it has provided more competition for resale homes in the same general price range. The market frenzy for buyers because of low inventory is mostly in the price range below the new construction entry point, but many sellers at higher prices think that applies to their situation as well.

Anita, It's a strong place to sell a home, but sellers still have to factor in the competition of all types.

Dick, Same issue here.  The lower price point homes (sub 300k) have NO new construction to compete with, but starting heading upscale and it gets very competitive.  There's definitely a difference at each strata of the market.

Bobbie, The better sellers recognize their competition, the better their odds of success.

Kathy, No Pulte and Lennar here, but we have their equivalents and they're busy restarting work in communities that have been idle the last few years.

BLiz~We have the same thing going on in our area...the new construction has played a pivotal role in the value of some neighborhoods.  For our area that doesn't necessarily mean in a good way as we have a lot of the "big box" homes in our area.  Lots of square footage without a lot of upgrades for a much lower price then homes of that sq.ft in the past.

Melissa, We have a couple of those builders too, although they tend away from the prime locations.  Very cheap square footage, but nothing in the way of flare at all.
