Utility PolesBuyers today are often thrown for a loop when they look around a neighborhood and see so many FOR SALE signs.  The sign riders advertising foreclosures or short sales don't help.  However in the case of some buyers it has nothing to do with the home values in the neighborhood, they can see past the market today and know that in the Northern Virginia area prices do recover.  What throws them for a loop is whether the large utility right away, electric poles and water towers will affect the value of their home when they go to sell.

Power StationMy answer is always YES.  Now some may disagree with that answer but if a buyer is asking the question today, then other buyers will ask the same question when the house comes up for sale again in the future.  Given a choice to buy a home without the power lines running through the backyard or not then I will always advise a buyer on the side of NOT.  Now if the poles can only been seen in the dead of winter perhaps there is another answer but when they are what you will look at 365 days a year.  NOPE.

Today while looking through a neighborhood with plenty of options on homes for sale I came across a home that made me stop and wonder, how will they be able sell the property in the future?  Perhaps the developer made them a deal they couldn't refuse, perhaps they thought that during the next big drought they would have a secret stash of water or perhaps they didn't have a Realtor® looking out for their best interests.  Whatever the reason their resale value has a big red question mark around it.

So buyers if you are out driving around a neighborhood and see a home that catches your attention, stop and look carefully around you.  If what you see is something you can fix then  keep the home on your must see list.  If what you see is something that you can't change like a power line or water tower then you might want to consider another property.

Cindy, I definitely agree with your post.  So many buyers are turned off by the power lines and utilities.  That picture of the home in front of the water tower is a classic!  At least giving friends directions to the home are easy -- "just look for the big water tower!"

We tell people NOT to buy homes in Michigan without basements too. Terrible resale.... lower price and much long marketing period.

I also am seeing homes that sit too close to the road lingering on the market much longer as well. A sign of the times I think; there is still a lot of inventory out there.

With the way the market is now, buyers can be very choosy about their "location", and choosing a home near any of these undesirable features is just plain crazy.

In the immediate area of a proposed cell tower several houses went on the market in my area.  And the wireless company says they will have to put up a tower every 3 miles....(oh goody, this should be fun-NOT)

Cindy good post. Guaranteed, if a buyer is questioning it, it's an issue. And like you pointed out, if it can't be fixed, it'll be an issue later during resale. I tell my buyers you'll be calling me 5-7 years from now, when you want to sell. I better be able to say, without any conviction, I can sell your property.

Cindy - I tend to agree with you. However, someone DID buy these properties and thus there will be someone to buy it again. If your buyer can bear with the "eye sore" they just might be able to get a good deal now that will help profit in the end.

Brian-I was surprised when I came across the water tower.  It honestly is a Photoshop trick.  There should be a caution sign that says water tower IS AS BIG AS IT APPEARS!

Missy-as long as the basements are dry they are a great selling point.  I can usually tell as soon as I start down the stairs whether there has been a water problem or not.

Michael-I asked the question of a builder recently that homes that backed up to a recreation field with large lights if they were disclosing what was going to happen in the summer when those lights were on until 11 pm.  They just looked at me.  I knew the answer was of course NO.

Scott-the neighborhood where I snapped these pictures is one where new construction and flip mania won out over common sense.  A significant number of these properties are now REO listings and are going to be on the market longer than others due to what is out the back door.  I'd suggest that they all need to get together and plant the fastest growing trees and shrubs that they could find to give themselves a fighting chance for a sale.

The power line thing is interesting because they are not only unsightly, but also suspect as a contributing factor to health problems.  And that water tower photo is totally priceless!

The more involved I get in real estate internet marketing, the more I learn about what actually effects the value of a house. I totally agree though there is always going to be a buyer for a property in vicinity of an "eyesore." The sellers just need to pay more attention to their expectations when they try to find the value of their home.
