What is the best postcard idea you have came accross when listing or selling a house in an area.  Farming the area for new prospects is always going on, and I wanted to see, what and how you are all doing to maybe act upon the same ideas that are working in my neighborhoods.

Recently a neighbor whom I thought was a better friend, schon'd me and went with a referal partnership to the area he was moving to whom had a relative that listed his home.  I did the CMA for him and he promised me the deal, as I never had him sign paperwork which is my mistake, but is this world coming to an end of a good faith handshake or a friendly neighbor not caring about what people think about them anymore because there moving?  Its a long story but I quoted him the almost lowest possible fee just to have my name accross the street from me, as it was more than the comission money, but he lied to me as the story gets longer...

SO back to the story,

So I recieved his realtors card, which told everyone to contact her if they are interested in selling there homes.  To my anger she certainly did it legally with a disclosure on the back and the embarresment of not getting the listing.  I sold a few new houses to some of the neighbors and they are all wondering why I am not listing the property.  Any suggestions on a card before I go to print???

Thanks again as you guys are that good on the responses!

You will never get them all. I had my next door neighbor list with someone else because they did not want me to know there personal business.

As far as the post card any one that lists a home in this market needs to get out a postcard and do what they can to get it sold. I would one up her and knock on each neighbors door and remind them you are still there neighborhood expert.

As for postcards it just takes time to get a return on them. Everyone is online now.
