A couple of people have asked to be affiliates for my Real Estate Prospecting Letters, and after some thought, I decided it was a good idea. These folks also serve the real estate industry, but in a different manner.

Once that was decided, the next question was how to make it happen. After rejecting the idea of Clickbank for 2 or 3 stressed out ladyreasons, I decided I needed a whole separate website. And since I hear over and over that Google loves Wordpress, that seemed the thing to do.

So - I spent most of yesterday trying to get that set up. I even wrote to a "Wordpress Guru" friend and got no answers that would help. By midnight I needed to meditate just to calm down. This morning I returned to the task, but wasn't getting very far.

Then the phone rang. It was Melissa Zavala, calling to ask if I had time for a small writing job. But first she said "How are you?" and I told her that aside from going insane, I was fine.

And then - after all my hours of poking around, searching for answers that were nowhere to be found, she told me how to solve what really turned out to be a non-problem. It was just that I didn't know how a couple of things worked. Melissa handed me the key to the solution.

This was simple stuff - so I suppose the people who "know" Wordpress simply assume that "Everybody knows that" and don't bother to spell out the basics in plain English so a non-techie knows what they're talking about.

Are you making the "Everybody knows that" assumption with your clients?

  • Do sellers really know how you come up with a recommended list price?
  • Do buyers and sellers really understand the function of the home inspection?
  • Do sellers know WHY they need to de-personalize their homes, get out when it's shown, and take the pets with them?
  • Do buyers realize the impact on their buying power if interest rates go up 1%?

As you go through your day interacting with buyers and sellers, stop and ask yourself if they really understand what you're talking about. Some people will ask you if they aren't sure - others will be afraid to look "dumb" so they'll pretend.

It's true that you may have explained everything on your website and in various blog posts, but did they read? If they read, did they understand?

It might be a good idea to (tactfully) ask some questions just to make sure.

I feel your pain, especially with regard to WordPress! I get exasperated just thinking about it now because it seemed so complicated when I did what you just did, and got just as far at first.  Good luck!

Brad - Not knowing something basic about posts, pages, and menus really had me turned inside out. Why don't they just TELL you how it works? It would have been so simple and saved me so many hours. And I'm sure I'm not the only one.

When we make assumptions about what folks know, we can really gloss over some important stuff.  I always tell  my clients that I'm going to explain everything because that's my job.  I don't want them taking it personally and think I'm calling them stupid, but some stuff we take for granted isn't something everyone else would know.

Great post, I know sometime I asume someone knows something and have to take my self back a second when they don't. It's a little embarassing, but usually they understand. It becomes common knowledge to us realtors after a while.

Chris Ann - Exactly. I need to be careful too - when I use words like "copy" some people don't know what that means. They think "photocopy" or think I intend to go copy what someone else has written.

With your clients - they may think they know - but they don't really know, especially if they're relocating from a different part of the country. I sometimes found that common words mean different things in the West than they do in the East.

Bud and Beth - Jut like "computer geek" words are common knowledge to them, our own jargon is common knowledge to us. We shouldn't ever assume - but sometimes we do.

Marte, great blog.  You are right, sometimes we assume we are explaining ourselves and we actually might not be!  Sometimes the easy steps are the ones that people overlook because they seem so easy!

Marte, great post.  I've been on both side of that equation.  Trying to figure out a software problem that was solved by a simple click in the correct place; and assuming a client understood something they didn't.  Nice to hear the Melissa solved your problem.  'aside from going insane, I was fine'  too funny.

One of the biggest issues that comes up with agents is that they assume that everyone already knows the real estate process. So, they do not take time to explain it in baby steps.

Melissa - And the dangerous thing can be that some of those people think they know - but don't. Real estate agents need to be part teacher. :-)
