Do I really need to leave for showings?

Yes, you really need to leave for showings! A lot of sellers ask if they really need to leave and I always respond YES! There are several reasons behind this. While they sound simple or not important, they are.

The buyers are not coming to see you, they are coming to see the home. If the sellers are there in the home, the buyers feel uncomfortable walking through the home. They will not open closets, or bedroom doors. They tend to make small talk with you the seller but they do not look at the home. Often they tend to rush through the home without really "seeing it".home search

Sellers tend to point out things about the home which are obvious to most buyers. For instance, this is the kitchen and these counters are granite, or maybe something like this is the great room and the fireplace has gas logs. That's why the buyers have a buyers agent. The agent will showcase your home, they want to make a sale too.

Sellers tend to give out more info than necessary. They often think they are helping out but may actually be hurting themselves. The buyers agent could be there ready to ask questions that might be better answered by your agent. Many sellers tend to try to hard to make the sale and offer things as part of the “deal” when that would have made a great bargaining chip, such as offer up the refrigerator, closing cost, or lawn mower.    This seldom actually helps the sale and can make it harder if they decide to make the offer.

leavingThe best thing a seller can do is make sure the home is available to show and is always in tip top condition.  This will go much further than pointing out rooms, or the "things" you are willing to do once you have a contract.  Let the buyers take their time and if they don't love the home, there will be other buyers!

Shawna, Really good points. The buyers agent knows the hot points of the buyer. What if the  buyers really don't enjoy children and the seller is quick to point out how close the elementary school is? Harmless enough, except for these buyers that want to be as far from a school as possible. Sellers should always leave and let the buyer's agent do their job.

Very well written and I agree with all of what you wrote. Went to an open yesterday (on a Monday) and the seller was sitting contently in his pickup truck in the driveway drinking coffee.

Great point Shawna. Showed a house where sellers were outside to great us. Very nice people, but they talked too much. Not sure if their agent had that talk with them.
