Horse Property Market Report

Douglas Elbert Parker area

January 1, 2013 – March 15, 2013

This market report is only contains homes that are on 5 acres or more  that have a barn and some fencing.

If you would like market information that is more general or for a different location, please call me.  The market report is based on information provided from Metrolist MLS.  As result, it may not contain all real estate transactions especially if real estate brokers were not involved in the listing or sale.

Bottom line up front:

Sellers with properties in this area, with a price tag under a million, which have been languishing on the market, need to seriously consider why their property has not sold.  Is it over priced?  Is it showing poorly?  Has it been inaccessible?

Summary:  Many sellers are accepting contracts on properties in less than 30 days if their properties show well and have been priced right.   It is also very encouraging that the larger, higher end properties in Franktown and Parker are also moving.

Sellers with properties, with a price tag under a million, which have been languishing on the market, need to seriously consider why their property has not sold.  Is it over priced?  Is it showing poorly?  Has it been inaccessible?

Sondra, a very well done market report for the areas covered and I like the table you built. One eye popping number for me at least was the number of ranches sold in under 30 days. What a strong sellers market. In some areas of Texas it is 6 months or longer. I am glad you mentioned a reason for languishing as inaccessible. I see that one a lot and it is often overlooked. Your photos sure whet the appetite of this category of buyer. One of the most interesting written market reports I have seen.

Sure looks like beautiful country up there, even the snow looks inviting in the picture, Great report and the facts are in the numbers and folks hopefully will use them to their advantages.

Great market report on horse properties in the Douglas, Elbert and Parker areas. This should have some great google juice. This is a niche that is great to specialize in.

Thank you all for the comments.   The mentions  of trotting, whinnying, and wiping the horses down....have left me with a huge smile.

Due to limited time, I'll go to your post to comment instead of responding here.  But thanks again!
