As result, it may not contain all real estate transactions especially if real estate brokers were not involved in the listing or sale.
Bottom line up front:
Sellers with properties in this area, with a price tag under a million, which have been languishing on the market, need to seriously consider why their property has not sold. Is it over priced? Is it showing poorly? Has it been inaccessible?

Elbert:
Acreage: Of the two horse properties that sold, one had 36.5 acres and the other had 60 acres. Those under contract are all between 5 and 6 acres. The $4 million property has 999 acres.
Days on Market: Two of the four properties under contract had been on the market for less than 10 days.
Elizabeth:
Acreage: Five of the properties that sold were about 5 acres each. The others ranged between 10-52 acres. The 52 acre tract sold for $489,000.
Days on Market: 7 out of 15 of the horse properties currently under contract had been on the market for 14 days or less.
Franktown:
Acreage: Six of the eight properties sold had between 5-10 acres. The largest tract had 36 acres and sold for $1,005,000.
Days on Market: 5 of the 6 properties that are currently pending or under contract, have been currently been on the market between 2-46 days. The million dollar property that is pending has been on the market for 26 days.
Kiowa:
Acreage: 3 of the 4 properties in Kiowa that sold were between 7-10 acres. The most expensive property ($435,000) that sold had 40 acres.
Days on Market: Two of the properties currently under contract have been on the market for less than 30 days.
Parker:
Acreage: All but one of the properties that sold in Parker was 5 acre tracts. The exception was 7 acres. There is currently 3 tracts between 40 and 45 acres under contract in Parker. The asking price was between $735,000 and $1,000,000.
Days on Market: 6 of the 14 properties currently pending or under contract were on the market for less than 30 days. Two of those are priced at $899,900 and $1,000,000.
Summary: Many sellers are accepting contracts on properties in less than 30 days if their properties show well and have been priced right. It is also very encouraging that the larger, higher end properties in Franktown and Parker are also moving.
