Very nice, Neal. Good luck with the short sale. Are they moving pretty well down there or banks still having a tough time dealing with them in a timely manner?
Do you reduce the mls offering to what you expect the bank will approve? We've been doing that here and it seems to work well. No final changes and no disappointed agents.
It's a townhome ...not a condo...no big deal but there are differences.

Who knows...all banks are different and I just can't tell you for sure...I've been lucky to get it done...we will see if there are any bumps in the road and as long as it is disclosed then all parties understand the situation.

I really can't do it that way...the banks don't want to even talk about price until they see an offer in writing...I just completed one recently with another bank by my pricing it. All I can do is have my client execute and prepare both the bank and short sale packages so when we do get one...we are ready to go...I try to save time by preparing everything to go right out,many agents just wait for the contract and then ask what they need...its a waste of time when the sellers are 2-3 payments behind and we want to try to get an answer as soon as possible. Even if the banks give you a number they are bound to change it along the way so this way they get a firm and serious one and hopefully they take it. We shall see.
