The Client's Best Interests?

What ever happened to working for the best interests of the client?  I was taking my clients to a listing for viewing when we passed another home for sale in the same neighborhood.  My clients asked about it and I explained that based on the parameters they provided me, that listing did not come up.  It could have been due to pricing, bedrooms, or other factors.  Needless to say they wanted more information about that house.

So I called the number on the sign and introduced myself as a REALTOR.  I didn't get much further than the introduction when the Agent told me (sternly), "This is an exclusive listing and I'm not paying a co-broke, because I need the money!"  Then she hung up on me.

I feel for her clients...

I hope your clients have signed a buyer broker agreement.  If not, how do you protect yourself?  I have not seen anything like you described in years.

It occurs to me you would have the right to call the owners directly if the buyers were interested.  I'm not sure on that, perhaps others can provide clarity.

If the listing agent has the seller's blessing, let them tell you.  She is not acting in anyone's best interest but hers.

With too many agents, too many sellers and not enough buyers I have a feeling we are going to be seeing a lot more of this type of behavior. We have a listing presentation tomorrow for a home in the $500K+ range in a gated golf and CC. The community has about 500 homes and there are nearly 60 active listings... talk about competition. And the community is about 45 minutes south of the city so the number of potential buyers is greatly reduced - should be interesting!

What gaul this person who needs the money needs another job.  Remember they are our customers not clients as Bryant so put it earlier.
