It's in the DNA for folks to ask for more or offer less.   Value is often not a factor. 

How many callers say that want a DEAL???  Too many.

I just got a phone message from a gentleman who said he has a house to sell that will sell fast and he wants to buy something "as is".  I can imagine the conversation if he every calls back.  I tried to return his call but his CELL PHONE MESSAGE CENTER IS FULL.

Oh well.

Consequences of Decisions When Buying and Selling a Home


Unsold HomeIt's always a shame when negotiations don't result in a sale.  After all, you have a seller that wants to sell a home and by all appearances, a buyer interested in buying said home.  One would think that those offers would or could always result in a contract.  Needless to say, some things just get in the way.  More than anything else, I'd say that the following examples cause more lost transactions than anything else.

Pricing based on the seller's need rather than based on the home's value
What happens here is that the buyer may submit an offer at market value which falls well below the seller's needed price.  In a contentious moment, the seller may be furious and offended.  This is a situation that perhaps could never result in a contract unless the seller faces the conclusion that the need has nothing to do with value.

Buyer submits an offer that is grossly under market value.  
Again seller may take offense, but the offer in hand is better than none at all.  I think that sellers should resist this apparent new trend of their agent's advice to  "not accepting an offer and suggesting that buyer submit a new offer." In my little, itty bitty mind, that's the most ridiculous thing I've ever heard.  Sure I wish that buyers would just come right or don't come at all, but I certainly don't want to risk loosing a perfectly good buyer due to a condescending jesture as requesting a new offer.  Why wouldn't a seller just count the darned offer?  If you can help me to make sense of this strategy, I'm listening.

Both parties refuse to accept the reality of the situation
The one that really suffers the most is the seller because their home will continue to languish on the market.  The buyer on the other hand (after loosing out on a number of homes) will finally come to the conclusion that s/he'd better wise up and make offers that had a great chance of being accepted.  Eventually they'll be a homeowner.  But the seller......well if reality never sets in, they'll just continue to pretend that their home is for sale.

Thanks for the reblog Lenn.  Everybody wants a deal, no doubt.  The seller that overprices doesn't want to sell and the buyer that under-offers will still eventually buy (more often than not, I believe).

Charita.  Eventually, if the property is listed and gets an offer, that at least offers an opportunity for negotiation.   I don't hesitate to make low offers on over market listings.

This is something everyone comes up against.  Even as a loan officer I am always told the sales price but what they want to offer is so much less.  People need to be prepared for the worst case scenario when putting in an offer, so that if the accepted offer is less than what they budgeted for it's a deal either way.

It seems like not too long agao that folks wouold not buy a foreclosure because "they did not want to take advantage of another persons misfortune" Now all they want to do is take advantage

Good choice for a re-blog, Lenn.  Charita's a favorite of mine and this topic is one that's timely, given the changing markets we're experiencing.   As pointed out in another comment, both Buyer and Seller must get something from a transaction that is satisfying to some degree .. or the deal doesn't move forward.  From everything I can tell, the ship has sailed in most markets for Buyers to get ridiculously low prices on homes.  The playing field is leveling once again.  I'm still chuckling about the call you got ... let us know how that works out for him ...

I just got a counter from a bank for a short sale.  DRAT!

The listing agent is devastated. 

Me?  HA!  All in a day's work.  WAIT!  It's been 2 months.

Since it's VA, they just SET their minimum price in their counter. 

HA!  We're countering back anyway.  That'll teach them.

Matthew.  The market is turning on buyers who want a "deal".

Paul.  The Devil is often in the details of the "deal".

Chrlie.  I can remember folks saying that.  I educated them that they are not taking advantage of the folks that were foreclosed.  They're getting a deal from the BANK THAT FORECLOSED.  They then have a different perspective.

The sad thing is I think when people are negotiating they almost see it as a game and that's dangerous.  This is not a game, it is the buying or selling of the most expensive thing most of them will ever own and they could lose because ego (oh that terrible ego) get's in the way.

Lenn I have been around long enough to know that there are many definitions of a deal.  What is a deal for one is not a deal for someone else, and then there are those that a deal is really a steal.

Jan.  Indeed.  Some folks will never be content with a good buy.

Liz.  Negotiating is a way of life in some cultures.  I recall when a builder wouldn't negotiate a price, the buyer said, "How can I tell my father that I didn't negotiate?"

George.  Sadly some folks consider buying a home something like a game.  They're more interested in getting "something" than getting a good house.

Conrad.  That is certainly true today and has been for a couple of years.  Of course that is what stoked the build-up in 2004 too.  I remember it well.
