Countrywide Financial has halted withdrawals on some home equity lines of credit because owners have little or no equity left, reports the Los Angeles Times. In some cases the owners owe more than the home is worth based on Countrywide's computer modeling. Other lenders are taking similar actions. USAA Federal Savings Back has slashed credit lines in at least a few cases, and Chase Home Lending, a unit of JPMorgan Chase & Co., is tightening its guidelines on HELOCs.

Boy, such a move can be a shocker to folks who were sold on the idea that a HELOC could be a safety net for a rainy day, especially if the rainy day has arrived in the form of a job loss, illness or some other special circumstance. I'd like to hear comments on this one.

Scott,  Hmmm, I hadn't heard this but it does make sense I guess.  Will they require new appraisals to re-evaluate and re-activate the credit lines?

Not a surprise, but very depressing considering the excitement HELOCs brought to people a few year's ago.  Need to buy a car...take it out of the house, pay off debt...take it out of the house.  The house now holds the car and all their debt. People are now going to have to more responsible with their debt.

I can understand why the lenders are doing this. If there is no equity these lines would become an unsecured loan.

I gotta say, it makes total sense for the lenders to do this.  I've heard that Countrywide is turning off the spigot even for people who have great credit and lots of equity.  There are some questions about their ability to fund the withdrawals.  Hmmm.

I read somewhere that Countrywide sent out 122,000 letters like the one we got. Our HELOC is paid down, and we still have plenty of equity even after the meltdown, but Countrywide still holds the primary on our house. We will now be refinancing our primary with someone else, and I encourage everyone in a similar situation to do the same. Countrywide needs to learn that, even in bad economic times, it doesn't pay to offend good customers.
