Everyday I am amazed at the lack of sophistication in the Buyers -- or should I say the would be Buyers.  The conventional wisdom is wait until the market starts back up. Wrong! Buy on the way down -- plug in the price in two years, buy the best property out there.  You see many of the best properties will not go down as far as folks think and therefore if you can buy the best with the thinking that the property is going down with the market, more than likely, you will find that your property has built in value in a few years because you anticipated the price at the bottom and bought below it.
