Congratulations on your accepted offer.   Don’t celebrate yet!

 

Whether you are a seller or a buyer you’ve hit an important milestone.   But don’t break open the champagne.   Not yet.  

 

There is still a long way to go until the keys are yours or the closing check is in your hands.

 

Yes, I come from the cautious side of the world -- I’ve been doing this for a while and I know what’s ahead for you.  

 

There are contingencies to be removed.  Inspections to be completed and issues to be resolved.  Appraisals and loans to be processed.  Money to be transferred.    Anything can and often does happen on the road to closing.   So, yes it’s good news but it’s not over yet.

 

There will be time to celebrate soon enough.  

 

Slow down.  

 

Be optimistic yet realistic.

 

Deal with issues that may will come your way -- so,congratulations on the accepted offer.

 

But don’t celebrate quite yet.

Michael, I don't celebrate until the hurdles have been cleared. There are just too many conditions that need to be resolved. I don't put the sold sign up until it is sold, really sold.

Hi Michael.  A property is officially sold when it closes.  Up until that point, there are many steps that need to be accomplished.  Sure you can celebrate each step, but make sure you are realistic.

Hello Michael,  My sister is in Florida, her condo has been under contract for the last 7 weeks, I keep telling her do not spend the money till you have the check, so enough, the loan did not go thru.

Michael, you're right about being optimistic and realistic and anything can and often does happen on the road to closing so slow down is a good thing until all the contingencies are over and the HUD-1 closing statement arrives then one can chill the Champing glasses.

Debbie - I rarely put up a SOLD sign rider until the very and I mean VERY end.   

Sharon - I have, like many others, have stories to tell.

Joanna - there will always be enough time to celebrate.  Here's hoping things go smoothly with the sale of your Dad's co-op.

Roger - I can always count on you....

Linda - celebrate the milestones for what they are --- steps along the path to closing.

Beth - we don't have a "closing table" in my market --- often times the buyer and seller(and the respective agents) may never meet but your comments are correct -- anything can happen - be cautious.

Will - yikes!  So sorry to hear - I hope there is another buyer waiting in the wings that can come in and close the transaction.
