If you don't know your numbers, you should NOT be selling real estate!

What happens when inventory climbs and the number of closings remains static? When reading this it is important to bear in mind that closings in the month of January is a function of the contracts written in December and November, for the most part.

These are single family residential statistics, not inlcuding condominiums, sorted by city.

What do these numbers tell you?

I would be prospecting for sellers in the areas where the absorption rate in months is the lowest and where the highest percentage of closed sales were priced IN the market. I would also look at the Monday Morning BuySell Sheet to determine the price range that also has the highest percentage of new pendings.
