It can be done. Anything can be done. Money, time and choices are denied no one and what to do with them in this country is well defined. You can do anything you want. But now, lets examine smarter vs harder and when to spend money wisely and make it part of your success especially when it comes to buying or selling Real Estate. Its like anything at first glance....Doable but not as easy as it looks

DOING YOUR OWN RESEARCH

The do it yourself-er will have to start to familiarize themselves with the subject matter. That would include reading which also included complicated Real Estate documents. Even veterans agents will tell you that it is not bedtime reading. Reading books about it, searching online and asking questions will all lead to some understanding of the subject matter if you stay with it long enough

LET'S KEEP GOING

At some point, you will need to know about entering into an escrow, have a title rep, a Real Estate attorney on standby, some knowledge of value and appraising plus what, how and when you want to accomplish. All cash, financing or seller carry back may serve your purposes if you know how they work assuming you get that far

THE HOUSE IS GOING TO BE INTERVIEWED

When selling a home, it is like preparing to go to a job interview. The best side must be presented and at some point the not so best too. Curb appeal and disclosures is what it will boil down too. Cosmetics, functional issues and then repairs remain a subject unto themselves. The plus or minus of this subject is directly related to everything else

THEN PRICING

Pricing remains a critical part of the first step process. When dealing with people who are spending tens of thousands of dollars, it is easy to offend them for a myriad of reasons whether you do it on purpose or not. The market we are currently in requires that people know what they are doing. Pricing to sell signals that you do. Of opinions there are no end. You need to know what the place is worth. Remember, a bank has to agree on the value and will make its loan requirements subject to an appraisal which is based on specific facts.

 MARKETING...PITCH TO THE PUBLIC

Now to market you home. Be prepared to learn as you go what will or wont work and be weary of people who have agendas of their own. Unfortunately the less experienced find out about this after the fact. The process of marketing includes weeding out while appealing to a wide range of ready willing and able buyers...You must determine if they are what they say they are and can do what you need done

 MY WAY OR THE HIGHWAY WONT WORK HERE

Here is something that may pull or push on you especially when you are least expecting it. Some buyer will have the nerve to try and negotiate your price. That's right. They will disagree with you for good reasons and not so good reasons. Do you have the skills to not throw the baby and the bath water out? Do you offend easily and can you disagree without taking it personal?

HURDLES, HOOPS & OBSTACLES...oh my

Do you know how to take a potential deal, set it up to enter escrow and keep it moving forward and on track through the hurdles, hoops and obstacles that may come your way? There are just too many to list in this short post. What if you should have had paperwork that you didn't? Will that prove a problem down the line when something goes wrong? What if something unexpected comes up and time is of the essence. What then?

LET'S SEE WHAT HAPPENS?

You can sell your own home or even buy for your self for that matter. Here is what I learned in general about different things. I hire a CPA to file taxes, I go to the dentist for teeth care, I visit with the doctor for major issues, and when it comes to legalities, an attorney is a must. In Real Estate, it makes no sense to go into a major transaction just for the fun of it unless you have done it um-teem times

DARN IT...I FORGOT THE blank, blank and blankity blank

Can it be done? Sure....It reminds me of camping out for the first time. I learned what I should have brought and done after the fact. But then I wasn't dealing in tens of thousands of dollars worth of lessons either but just a less than stellar camping experience

I agree with you completely.  There is no substitution for the experience of a professional that has helped upteen buyers and sellers buy and sell homes.  With thousands of dollars at stake, why take chances?

You've hit the important points about attempting to be a FSBO.  When I first was licensed in 1981 we had one page contracts with no disclosures.  It was a little easier back then to sell your own home.  Things are entirely different now, with a minefield of issues, disclosures, and other obstacles generally requiring expert supervision and oversight for a successful close.

Selling your own home can be penny wise and pound foolish! I tell people all the time, if I weren't a Realtor, myself, I'd never, ever try to sell my home on my own. And then there's the security issue... do you really know who's walking into your home? Are they serious buyers or just casing the joint? You can't be too careful these days.

I always love reading your blog.. and this one is no exception.  When sellers decide that selling looks easy and they set out to do it on their own they find out how much time it eats up, how much uncertainty they have to deal with and that the pitfalls are many.  They may end up asking themselves "is the payoff worth it?" in the end (if they actually get to closing).

Hi Richie - I would add an often overlooked issue of liability - sellers have no idea they expose themselves to when selling their own home. Lack of disclosures and a lawsuit can quickly eat up the FSBO savings. Regards Dave
