The Active Adult 55+ Real Estate Market Report for December 2012 includes all active adult 55+ communities in Boca Raton, Delray Beach, Boynton Beach & Lake Worth. The report is broken down into detached and attached homes in these senior housing communities or baby boomer communities.
All information was obtained from the Multiple Listing Service and sold by various MLS participants. It is deemed accurate but not guaranteed or warranted. This report does not include any private sales.
In December 2012 there were a total of 328 homes sold, 50 more than last month. Here is the breakdown - 101 Detached; 227 Attached.

As of December 31, 2012 were 210 Active Listings for sale in Active Adult 55+ communities in Boca Raton, Delray Beach, Boynton Beach and Lake Worth, FL. There were 36 Contingent Sales, meaning they were under contract but not all conditions of the contracts had been met yet. And, there were 31 Pending Sales waiting to close.
In my opinion, we remain in a price-driven market that is starting to turn. Closed sales reflect prices in attached homes dipped slightly this month while prices in single family homes increased in the active adult communities in Boca Raton, Delray Beach, Boynton Beach and Lake Worth, FL. Inventory continues to remain low in many communities. I believe the market is steady at this time.
