I showed a townhouse on Friday to a GREAT applicant * I already had her application PREapproved * and she wants to move in Monday - in 3 days....the unit is ready and I just needed to do the lease packet paperwork ( 6-page lease & 20+ page Resident Handbook) and we agreed to meet Saturday/next day at her work.
When we met and she was reading the lease, she asked * THIS HOME IS NOT GOING INTO FORECLOSURE? Right? * the home she currently occupies is on the auction block mid-April and the home she lived in PREVIOUSLY, had also been foreclosed on ♥ and BOTH properties had been professionally managed by real estate firms - a real estate firm where the broker was the property owner AND a professional property management firm where the property owner was a NEW client and had REMOVED the foreclosure notice from the property prior to renting it to her.
In BOTH instances, she was not warned the property was in foreclosure and in the first instance, she had to move OUT less than A MONTH after moving IN.
It cost money to move and she was only reimbursed by the first property management firm by them not charging her rent for the month she lived in the property AND she had her deposit returned so that she could relocate * AGAIN.
NOW...she has a lease through next June, 2014 at a GREAT RENTAL RATE and the townhouse is owned by an INVESTOR couple with several other rental homes in the area.
FINALLY * the SLIPPER fits!
