It's A Simple Front Door, right??? 

WRONG!  Red Flags

 

At First Glance, the front door of a home is the first part of the structure observed by a prospective home buyer.  Will it put a smile on the faces of the buyers?  Or, will it cause them to frown??   I can promise you that when a buyer sees a poorly maintained entrance are, they expect just that on the inside. 

What Will Buyers Discover Inside?  Showing a home for sale is a matter of discovery for all potential buyers.  It's also a guide for a hard working buyer's agent. 

One Thing Leads To Another.  When I see a front door in poor condition with dents in the metal doors or a wooden door in need of paint or refinishing, I see an indication that the home owner is not on top of home maintenance.  The next question in my mind is going to be, what is the condition of the heating and cooling systems, and more???

DoorWarren County Home Sellers, Have You Checked Your Front Door?

Yesterday was another day of showing houses in the Warren County area, four with one set of buyers, another five with a 2nd set of buyers.  And what I saw yesterday applies everywhere we go, the path to your home's sale goes through your front door!

Have you taken a close look at your front door lately?  I mean REALLY looked at it?  Chances are you hardly ever use it.  You probably come in an out of the garage and perhaps the only time the front door gets used is when FEDEX brings you another Amazon delivery. 


So take a moment and put on your buyer's hat and see your front door as they see it!

Does your door give a good first impression? 
Is the paint fresh or dull & peeling?  
Is the door clean or dust covered? 
Are there wasp nests in the corner and cobwebs dangling? 
Have the shrubs along the sidewalk overtaken the path to the point your buyers have to turn sideways to get to the front door?
Do you have wood damage on the frame?  (we see this a LOT!!)

And lastly, how well does the key and your locks work?  It's all well and good if you approve the appointment, but the buyer's agent can't actually get your front door open!  We had one of those yesterday.  The sun was blistering the lockbox through the storm door and was burning my fingers to get the combination set and the key out.  The key worked fine in the main doorknob, but there was a sticker over the deadbolt keyslot.  Removed the sticker and the deadbolt was hard to turn.  So hard to turn that it seemed to freeze in place.  I couldn't get the door unlocked, the key out...nada.  After a couple of minutes of worrying about snapping the key off in the lock was able to get back to neutral and remove the key, but still couldn't get in through the front door!  Fortunately we had better luck with the backdoor, but what kind of impression that made on the buyers?

I'd love to say this is the first time we've had significant trouble getting a door open, but it's not.  Having to pull the door one direction or another, jiggle the key while hopping on one foot just isn't what you want to have buyers do to get in your home. 

Bottom line, take a hard look at your front door BEFORE putting your Warren County home on the market.  Fix the locks if need be.  Paint & clean.  Repair the woodwork.  Trim the shrubs.  Make that first impression a GOOD ONE!

Great re post Lynn! I took my latest clients to look at homes this week and they never smiled at the door step. When I took them to a new construction; their faces lit up when they saw the front door!

Lenn, Thanks for the reblog!  And that same thought process goes through my head.  The entryway maintenance to me is a statement about the rest of the home's maintenance.  If what we can see is bad, what about what we can't see?

Sussie.  That's been my experience for about the last 20 years when I started concentrating on new home sales.

Liz and Bill.  Sometimes I just shake my head.  Long ago I came to the conclusion that far too many sellers believe and their agents permit them to think? 

"If it's good enough for me, it should be good enough for you."

Jay.  You're right of course.  Fact is, I HAVE A DOOR FETISH AND I SEE A LOT MORE IN DOORS THAN NORMAL FOLK.

Lenn, The front door certainly does reflect pride in ownership as well as an owners commitment to home maintenance. The same applies to condos where the exterior of the door is managed and maintained by the HOA.  If the doors in bad shape the rest of the complex is likely facing deferred maintenance too.
