Princeville Kauai condo (and house) + short sale update for the week of Mar 24th to Mar 30th

Happy Easter! Although it looks nice and sunny today, overall it was another wet, windy and c–o–l–d week. Ask anyone – temps in the mid 50′s at night is cold here. Throw in some gusty winds and driving rain and you’ll see us all in jeans, sweatshirts and jackets- big puffy jackets. Yes, we may be wimps be we’re warm wimps.

Overall, March held its own, with 73 sales compared to 67 for last March. There still may be a few that closed Friday but have not yet been recorded in the MLS. This past week was a little on the slow side, perhaps due to the weather or the fact that it was Easter week. There were several new condo listings, only one sale, and surprisingly, not even one price reduction in either condos or homes. Take a look for yourself:

New Listings:

Top floor end unit Cliffs 3301 is one the market priced at $549,990. This unit sold as a leasehold in 2/81 for $176,600 and was converted to fee simple in 2/97 for $38K. It was previously listed from 7/03 to 1/06 starting at $495K and moving up to $545K. Hanalei Bay Villas 4 is back on the market priced at $699K. Purchased in 7/08 for $845K, this free standing condo was listed once before from 3/12 to 12/12 for $699K.

Villas of Kamali’i 45 is on the market with a price of $769K. Purchased in 9/07 for $850K, this townhome was on the MLS from 4/10 to 1/11 starting at $859K and reducing to $847K when it was withdrawn. Puamana 15A came back on the market showing as sold for $549K. This golf course view three bedroom unit was purchased previously for $395K in 3/11. It had been listed briefly before for 23 days in 10/12 at the same price.

Withdrawn:

Mauna Kai 9, priced at $450K was withdrawn from the market. This unit last sold for $570Kin 12/06.
