Prepping for the Franklin TN Market Shift
The Franklin TN housing market is in full-gear. Buyers have finally jumped off the fence and are feverishly looking for homes to take advantage of the incredibly low interest rates. Unfortunately, sellers haven't fully realized what's happening in our market. As a result, the housing inventory is extremely low. Especially, for homes priced under $400,000. In an effort to garner more listings, I have begun a marketing campaign to "Get the Listing".
The "Get the Listing" marketing campaign consists of the following:
- Blogging - I have written several neighborhood posts alerting home owners to the shortage of inventory in their neighborhood and urging them to call me.
- Direct Mail - I am sending postcards to expired listings. Especially, those neighborhoods that are in desperate need of listings.
- Website Development - I am developing a new website that will make it even easier for buyers and sellers to access local information, including market trends.
- Social Media - Other than blogging, I haven't really taken advantage of the other social media available to me. It's time I learned to use this to my advantage.
- Sphere of Influence - A good portion of my business came from my sphere last year. I am hitting this group hard to alert them to the low inventory and ask if they know of anyone looking to sell.
These are all things real estate agents should be doing on a regular basis to increase their business. This is the framework for prospecting. Additionally, my husband has joined my team so he can concentrate on listings and I can work on lead generation, marketing and working with buyers.
I am looking forward to another busy and productive year selling Franklin TN real estate.
