The biggest challenge for me is to pick up the phone and talk to a stranger! That stranger is even more fearful when he/she is the owner of a home whose listing just EXPIRED!
I attended BOLD training (a conditioning camp from KW-MAPS coaching) last year, hoping that I will MASTER THE ART of EXPIRED LISTINGS. What happened? I called a few and then gave up - I could not take 'NO' for an answer.
So, I really needed a Mentor who will help me overcome my fear of calling EXPIRED.
Mahesh Mike Patel was ready to be my mentor and help me with my struggle to overcome the fear of EXPIRED listings.
Why Mahesh as my mentor? He has be working with EXPIRED listings for many years and have listed many homes - some of them over $1M - and sold them. In fact, he has blocked some time to call the EXPIRED listing owners - every day of the week. I like his commitment towards generating business and helping those who failed to sell their homes for the first time - be it for any reason.
How did it start?
We started with a simple rule - I MUST LEARN TO TAKE THE 'NO' AS ANSWER - and if I do so, I will get 'YES' at some point.
Mahesh sent me some scripts which he has been using it for years. He told me that there are only few objections these sellers have. Only a few? That makes life easy.
We started role-playing (every Tuesday at 8 AM PST/PDT) one script at a time.
Along with these scripts, Mahesh sent me few letters as well as post-card designs that I should brand it with my contact information - and mail it at a specific schedule.
My action plan?
I get EXPIRED listing owner's contact numbers through a subscription service - all weekday mornings by 8 AM. Starting April 1 (no fool's day for sure! -- and that's tomorrow!), I will call at least 2 EXPIRED owners.
I hope to 'convert' at least one EXPIRED a month from 40 calls to EXPIRED (and again, I hope this ratio will get better as I get better at calling them!)
